This is the most poorly managed property I have ever lived at. No one knows what is going on. They have disrupted many lives with their "renovation" with absolutely no business ethics. They need to close their offices for a week and attend customer service seminars. They need to attend courses teaching the basics of landlord/tenant laws. The rent on the "renovated" apartments is tremendously higher than market value for the area. They add multiple utility "fees" increasing your rent at least $30 each month. Gas bills run over $200 a month with the thermostat at 60 degrees. This place is now fairly quiet due to huge numbers of vacant apartments (not because of being one that work is being done on.) Previous to the mass move outs the area has a lot of children. Expect damage to vehicles, vandalism of property and constant noise. The huge vacancies and lack of neighbors creates huge security issues along with the seldom working and sparse outdoor security lights. Maintenance requests require a minimum of three calls and the work performed is unacceptable (painting over a foot long crack in the ceiling due to a pipe leak and calling it fixed. Multiple reports of water dripping into light fixtures in hall and kitchen never addressed, quit using lights in fear of fire.) The only positive reasons to live here are location, they are close to everything and the dirt cheap rent on apartments without full year leases. They are now offering under market rates for apartments scheduled to be remodeled in less than a year due to the high move out rate. If they would just offer market rate on a quality apartment with good customer servicce they would be the best place to live in KC with the location.
