I'm a bit shocked reading some of these reviews. I've never had a bad experience nor heard of any bad experiences while living here. Jan 02 - April 2004 (and still here, happily). Landscaping is great, it's refined and well kept, but yet so pituresque. You're right on the edge of Shawnee, and feel almost like you're living in the country. Deer and other wild animals occasionally come in for a visit. Hence, strict rules on trash pickup times. If people can't put out their trash each morning, or walk/drive the short distance to the dumpsters... that's their own fault. One more dumpster near the "top" of the complex would help though. A strict trash policy like we have is MUCH better than a trashy looking apartment complex, or animals scattering trash all over during the night.
Maintenance staff are friendly, and timely, as long as I've been here. NEVER had water heater problems or A/C problems or drainage problems (that DrainO couldn't fix). Some of them even take the time to be friendly AND be your friend. Construction of apartments is great, plus they do allow you some flexibility in doing simple things like hanging shelves or mantles. If you live on 2nd or 3rd floors, your deck might need the occasional hammering of a nail back down, if you use it a lot... nothing unusual there, you find that at ANY place. Maintenance is also quick to come out and put weather stripping on your outside doors (if you're unable to actually do this yourself).
Yes, management has changed recently, and with changes there's always an adjustment. Things aren't running quite as smoothly as they did before, but still overall very good. I could understand the occasional complaint from the past 6mo, but before that' NO WAY, that staff was awesome.
Pool is well kept, sauna, workout room great (could be better but fine for now). Cookies are another HUGE plus, and the coffee each morning. Staff doesn't have to provide such things, but they do, going out of their way to give little bonuses like that to residents.
When I hit a bad spot, lost a job, and couln't find one on short notice, the Management was a huge blessing... they let me work as a groundskeeper for a month until I found a permanent job.
Original rent special was $499, renewal was $550, THEN my 2nd renewal was also $550 my $20 pet rent. What' Overpriced' "I dont think soooo" I can't believe someone else wrote a review that their renewal rate was too high. Go live "down the road" then and get a smaller apartment for an extra $100 or more.
If you have a bad attitude to begin with, sure, anything is going to be miserable. If you come to Hampton Woods, which you should, and treat your neighbors and staff with respect as fellow human beings, you'll be raving to all your friends and family about it.
