These folks want you to believe they are happy that you've made Hampton Woods your home, but that's as far as Management goes.
They could care less once you've signed a least.
The place is pest infested, alot of crime on premise, and buildings falling apart.
While they attempted a cosmetic "facelift" in 2006, that's all it was, an exterior coverup of what is underlying.
The apts are poorly insulated, with so many gaps around exterior doors, that you can literally feel the cold/heat rushing in and in some places can even see daylight.
After repeated requests, the proplem was never resolved -- they simply continued to add weatherstripping that did not resolve the large gaps.
As a result, you can expect astronomical electric and gas bills.
Beware that they charge you for their curbside trash pickup AND for water -- if you can believe that.
And not only do they have you picking up their water bills, what they charge you is outrageous -- twice as much as what we now pay in our new house.
They charge you by the apt size, so you pay the same amount as everyone else in your apt size -- doesn't matter if you are a single tenant or multiple, or what your actual usage is! HWs has this handled/billed by an outside service and to add insult to injury, they make the Tenants pay the monthly service charge to the service to bill out these charges for management -- what a crock!
What they charge you in rent for what you get in return, well, in this case you do not get what you pay for.
And like I said, Management could care less about your grievances and will not "work with you" on anything if it is not to their advantage.
The office staff acts put out if you bring anything to their attention, or ask that anything be done.
Damages to our belongings by the contractors, well tough -- HWs indicated it we would have to work that out with their contractors, and that HWs was not responsible for their contractors' actions -- again, a crock!! Management should have at all times monitored work being performed by people they hired to work for them -- that should NOT be the responsibility of the tenants.
The grounds are kept nice and tidy, watered and manicured -- only around the clubhouse and model apartments (of course, what the potential new resident would see).
The rest of the grounds have all deteriorated and not maintained as they were in the past.
Could go on, and on, and on...
this is just a sampling of why we tell you to "Run, and Don't Look Back"!
