First of all I will update this as time passes.
Cons:
Apartment itself
There is poor insulation throughout the apartment which makes it difficult to keep the place warm...summer could be interesting.
Paint, wow, they spray EVERYTHING, I am guessing after each tenant moves out as if you bump the paint big chunks fall off the wall which would indicate they blast pretty frequently without stripping. Alternately their policy is to fix any holes you put in the walls, well that equates to a wall riddled with terrible fill holes either by past tenants or maintenance. Speaking of maintenance, I asked SPECIFICALLY before I moved in if I could put a wall mount flat panel tv in to which I was told of course. I told them that this will require lag bolts and since there is a chimney in the center of the living room it will probably need to be mounted there. They were cool with it. I wanted it in writing before I decided to mount it.....oh well they cant do that without maintenance approval. What a pile of crap, thats bait and switch.
My biggest complaint is the carpeting. They give you the option of having pets which is fine, I plan on having one soon. However, we decided to shampoo the carpets after we moved in, soooo much piss smell it was horrible. If they are going to allow pets they need to ensure that when you move in if there is any chance you will have pets confine those tenants to "pet apartments" so those who do not have pets or do not plan on having pets do not have to deal with the potential piss smell. Or, better yet, replace the freaking carpets after a pet person moves out. For as much as they charge ($25 extra per month, $150 non refundable deposit) they could replace the carpets and still be better off. This part is my biggest aggravation with the way this place is managed.

Wow, Rachel I believer is her name, looks and acts exactly like Kelly Kapoor off of The Office. During the initial lease signing she had no idea what an of the lease was about and would only say none of this really matters. Ha, well it does when you have to sign on the dotted line that you understand it. Any time we had questions on the contract or concerns she would say "hey hey I dont make the contract I only work here"...well you should 1. know the contract and what the language means 2. be an agent of the company and be responsible for the questions that might arise. They mention that each apartment is sprayed twice a month, when I asked about the reason for this I wasnt given an answer but the same defensive tone and incompetence of the contract. I had to fight back the urge to ask her if she had ever read the contract but since I had read these reviews prior I figured I would be nice if I ever wanted to get anything fixed in the future.
Legalities:
Not sure if they can get away with their contract late fees. According to the language (I actually explained it to the girl) is they factor your late fee according to this logic.
Say the market value (according to fogelman group) is $695/mo and they are running a promotion like they did when we moved in that sets your rate at $595. If you are late they will charge you the difference between what your rate is and what the market rate is plus 10% of the market rate. This equates to $169.50 if you are late. I don't intend on being late but I would take that one up with a lawyer if you have been sucked into that game.
Grounds:
We live on the downstairs section and its a constant up and down stomp fest with the people living upstairs. Be prepared. Alternately they tell you that you will be charged $20 per bag of trash if you place them out outside of the hours of 5:30 am to 8:30 am for pickup. Well I do not think this is enforced in the slightest as their is trash all over the complex before dark.
I pay for a covered parking spot and have yet to run into issues. However, the way their parking is laid out the complexes facing each other do not have enough parking slots so they overflow to the upper section so for my girlfriend finding a spot can be nearly impossible.
Overall Opinion thus far:
Many of the complaints I have read are valid, this place looks great from the outside but is pretty poor inside. But for what you pay I guess you can justify it, or at least we are right now. First months utility bills may make or break this place when contract renewal time comes up...oh and you have to give 2 months notice..........

From one former tenant to a new one, I just have to say...sorry. Your utility bills will break your budget because I seriously believe that there is absolutely no insulation behind the sheetrock and numerous plaster patches. If you are on the ground floor be prepared for the ------- with the blower to come through the beezeway to blow rocks, sand, and bugs under your door and into your living room about once a month. Oh and lets not forget the ants that will overrun your kitchen in the spring. Have fun.
