I have lived here at Hampton Woods Apts for a 1 1/2yrs. I would not recommend them to my worst enemy (if I had one). When I came to view the apartments I was shown the 'model' & was told I was not able to see my apartment that I would be living in at that time, but not to worry that my apartment would be exactly the same.. A total LIE.. After signing the lease (1 1/2yr lease) I was given the keys and a piece of paper to do a walk through, I noticed the kitchen appliances (stove, fridge, washer and dryer were older models not even the same colors, not newer like in the model. Was told they would do a swap for newer appliances in an empty unit.. A total LIE.. Never happened. After about 1 wk of moving in (Mid April) had a bad rain storm, water leaked from cracks in the ceiling in master bedroom. The water ran down the wall into an electical socket (DANGEROUS) called office for 3 days, NO SHOW.. When the rain finally stopped I returned home from work to find an entire WALL FULL of tiny black ANTS. So many that I had to use my vaccume to remove them all. Which continued coming out of the cracks in the ceiling and the wall. Called the office for weeks, NO SHOW.. I had to put CLEAR TAPE over the cracks to stop the ants. Needless to say tape doesn't work for water.. It took them 8 yes I said '8' long months to complete the sloppy so called repair job. To make matters worse when they did come to do the repairs they did not notify me, so that I could remove some of my bedroom furniture and wall furnishings. They shot the white popcorn back onto the ceiling which shot all over EVERYTHING, my comforter, nightstand, dresser and floor lamp.. And all I was told was, "We apologize for your troubles, but we are new management and were not aware of your issues, sorry for the mess I will notify the worker that completed the repairs."
I am continually SEARCHING for a parking spot, not to mention my car was STOLEN from the parking lot.
And oh that pretty water fountain that shoots water out at least 18 hours a day, thay don't tell you that YOU are paying for that to run also. I am 1 person in a 2bd rm 2ba who works 10 hours a day, bathe once maybe twice a day, wash once a week and my water bill from a company in Georgia (Argen) is $55.00 a month. After calling the office to see why it is so high, I was told to call Argen. I called Argen and was told, "The Hampton Woods Apartments does not have a water sewage system line so they ESTIMATE the total of water used by the ENTIRE complex and divide it into however many units (apartments) are being rented, Which is estimated at $55.00 per apartment.. THE MOST REDICULOUS THING I HAVE EVER HEARD IN MY ENTIRE LIFE....
SCREW HAMPTON WOODS, BEFORE THEY SAY SCREW YOU!!!! I AM SOOOOOO GLAD MY LEASE WILL BE OVER IN 4 WKS... FINALLY.... THANK YOU JESUS!!!!

I had my car stolen from this complex too! Did they ever recover your vehicle? And where did you park?

Though I feel the same on the conditions of the place, the utilities are common practice. They are estimated by RUBS, rationed/ratio utility billing system. However, the cause I think for the ridiculous billing that argen charges is
1. valet trash service (what a joke)
2. Service fees to send/process billing
3. Pool water and fountain usage is spread throughout the year. Hence why you didn't see a massive spike in the summer time.
