This complex was just built, so everything is nice and new. Kitchens have beautiful wooden cabinets. Lawn Maintenance is alwas well-kept. We've had several issues however with our townhome. The first one being, the top floor is extremely hot during the the summer months. They told us there's an 8 degree difference from the main floor to the top floor...my roomate and I had to buy fans, but it was still hot. It was very uncomfortable. Some pipes bursted in the basement floor, water leaked on a lot of our storage materials. I got water stains on my comforter but management would not pay to get it dry cleaned. Next door, the water pipes burst open in the basement, flooding their whole basement. The street we lived on was very narrow. I had two other roomates and all of our cars had been hit once because the street is narrow since ppl park on both sides of the street. Management is pretty nice though, and we got a lot of our deposit back. But I think the townhomes are poorly built.

I would like to address responses to the above issues that were posted:
Our residents that were not comfortable with the warmth on the top floor during the summer months have found that closing the vents on the first floor and the basement solves this issue. The air conditioner is then forced even more powerfully to the top floor and cools down the whole area to a more comfortable temperature.
Management is now very prepared when it comes to freezing weather. We have added even more insulation to the sprinkler closets, supplemented heaters, and inspected all seals. It has become a mandatory process to check on these, and is completed by the maintenance prior to each and every winter season. With this extensive care, awareness and caution, the pipes should not freeze and burst if it is within our control. Pine Meadow is very confident and content that this problem is also remedied. Just in case this does happen again, we have measured and mapped out where the water shut offs are to each building. This ensures that no matter how much ice or snow covers the ground, we should be able to find the water shut off valve quickly in order to prevent water from going into our residents??? homes.
In our lease agreement, it is stated that Pine Meadow is not liable for the tenant???s personal belongings. We require all of our residents to have personal liability renter's insurance at a minimum of $100,000 during their full length of occupancy. This coverage will take care of any personal items that have been damaged or need to be replaced. We apologize if this seemed like an inconvenience to these tenants, but this was clearly stated and included in the policy (that was understood and agreed by all parties involved). Please note that management does not recall receiving a request to replace or clean a comforter for any of the 3 tenants that lived in this townhome,
Pine Meadow was never informed of these alleged hit and runs, and there were no police reports made. This specific street belongs to the city, where double parking is illegal and not permitted by Pine Meadow. Parking on this street should not be an issue because there is more than enough space on the driveway for 2 cars along with an attached private one-car garage. With only 3 people living in this townhome, they should have taken advantage of their many personal parking spaces; they especially should have learned their lesson and parked in their designated areas if/when the first time a car was hit while parked on the street.

Nice place, nice management, great maintenance, nice location??? suffers from one major issue though.
Parking... absolutely diabolical, people double parking, people parking in fire lanes, I've watched a neighbor spend 10 minutes trying to get out of her garage because someone was too lazy to walk 25 extra feet and parked right opposite her garage exit in a fire lane. I know her Husband has complained but only 2 notifications have been issued. Be pro-active, stick a note on doors letting residents know they are putting other people???s lives at risk parking where they do, and risking damage to there own vehicle. Even better??? put in signs next to the fire lane, not expensive, and I bet some residents would even chip in to pay the $50 each sign. It might mess the landscaping up, but it's already messed up where people are half parked into the landscape in the fire lanes... With the constant notification of this problem, who becomes liable should someone require medical treatment and an ambulance cannot get to the location? The resident for blocking a fire lane, double parkers or the building management for neglecting a known issue? Just two days ago, someone was parked right in front of the ???No Parking Fire Lane??? sign...
Many parking spaces... not. Management, drive around the complex around 7pm one night, and then write about the many parking spaces. When you've got around 50 vehicles parked on the road, and in some cases parked in the handicapped spot for the pool and mailbox overnight there's obvious issues which management are neglecting to deal with. In some cases, vehicles are so crammed in the driveway they are parked over the sidewalk!
There are multiple locations where parking spots could be built, it may impact the layout a little, but I???d sleep a little better at night knowing an emergency vehicle could actually get through to me.
