Poor quality and management

I definitely would not recommend these townhomes. I was told when I moved in that the walls were well insulated and any noise issues were dealt with immediately. The walls are very thin, I could hear neighbors walking up/down the stairs, dog barking, vacuum cleaner running and of course the music. I called numerous times about the loud music, and nothing was done by management. The management is awful, there is a young 20 something girl supposedly the manager of the complex and your calls do not get returned nor issues addressed. Instead of communicating with their tenants, they ignore the issues and then take tenants to court. Take at look at the management company's record at www.jococourts.org, and type in Hickok Dible under civil cases. I have never seen any managment company with so many lawsuits. I lived there less than a year and I saw over 24 tenants out of 27 move out within that time. The townhomes were only 1 year old at the time I lived there, so tenants definitely do not stay long-term for good reason.

This is nothing but a defamation of Pine Meadow Townhomes. This anonymous person clearly did not have the facts straight before submitting their review.
Our townhomes were finished in 2006 with insulation and firewalls between each unit. They were built to code and are comparable to any other townhome or duplex community. Keep in mind that these homes are side-by-side, with no one above or below you.
The office does not have caller ID, therefore one must make contact with the management, leave a message or come into the office directly in order for anything to be heard. Every single message is replied to within an hour of hearing it each business day. This tenant did not communicate well with the management to solve their so-called noise issue. If Pine Meadow ever shall receive a noise complaint, there is a specific process that management follows. Pine Meadow will first respond with a phone call to the accused tenant as a warning, and check with their other neighbors to see if the noise complaint is valid. If it is valid and the noise does not subside, management reacts with a legal notice sent to their door. If noise is still observed and/or reported (given the time period stated in the previous legal notice), the tenant(s) is then evicted from the premises for violating the lease agreement.
Every single one of the civil cases for Pine Meadow on www.jococourts.org have been filed by the Pine Meadow management. Absolutely none of these are lawsuits against Pine Meadow Townhomes. Due to privacy, Pine Meadow may not comment any further on these cases but can assure that these are nothing to worry about.
According to the records (written and signed by each tenant), more than half of our move outs are due to the purchase of a new house or the completion of building a new house. If this is not the case, then the next main reason for moving out is due to a job relocation (Mainly out of state). Each month, more tenants are renewing their lease term than moving out. Of those that move out, none of the reasons were negative towards the community or the management.

This manager doesn't seem to understand that this is a "rating and review website" where past/current tenants can voice their opinions of their experience with a management company, and so if you are a bad management company then you will have bad reviews as you see here - along with all the lawsuits filed by this company is unethical. Wow! I just went to the website, and I am astounded by the number of lawsuits this management company has with their tenants - when you type in Hickok Dible, click on partial name search to bring up all the cases. Just even over the past few years, there are up to 60 cases and many, many more in previous years. I looked at my past management companies, and they don't even come close to this company - they have maybe less than a hand full of cases. I also noticed that these townhomes are listed as brand new, and if they were built in 2006 then they are definitely not brand new at 3 years old. This seems to be false advertisement! And it's quite unbelievable that ALL those tenants who moved out, just moved out to buy a house when we have been in a mortgage/housing crisis for over a year now. By the reaction of this manager, it doesn't seem the management is very truthful and is very unethical. I would definitely stay away from these townhomes.
