I lived in Pinegate East from October of 06 through October of 07. As with every review, take this with a grain of salt. I will say for the location, as close to the interstate as it is, and Shawnee Mission Pkwy, Traffic noise is hardly noticeable, even outside. I never, ever had a problem with safety, being there is a Police station two blocks away across Shawnee Mission Pkwy. As far as neighbors go, I don't think I ever heard anyone at all while I was inside my apartment. With the exception of sometimes in the warmer nights the people below me would sit outside and smoke. The Balcony (in my apartment anyways) was just fine. I never had any issues with the management, they were always pleasant to deal with.

About six months into my lease my water heater wasn't working right, I called and they sent a repair guy out the next day, he thought he had fixed it, but I was still having issues with it. It turned out basically the whole thing was bad. They replaced it with a new one in two days. The repairman was very friendly and very helpful.

The appliances in my apartment were kind of old, but they all worked perfectly, and were in good repair.

The washer and dryer were not full size, that's true, and they were in a little closet right by the kitchen so they were kind of loud when the washer turned on and you were watching T.V. But, in my opinion, that beats the hell out of paying 3 bucks every time you want to wash your clothes.

Now, some of the negative things that happened.

During that winter, we had a few ice storms, after one of these, nothing was done to the sidewalks and they were glare ice for almost a month. Now, in their defense, I never went and told anyone at the leasing office, because I, myself wasn't too worried about it.

The Utilities (at least in my apartment) were quite outrageous. Keep in mind I had a 2nd floor apartment with a vaulted ceiling, but 130 dollar gas bill in the winter and 150 dollar electric bill in the summer seem quite outrageous. and I'm not one to go all out with the heating or AC.

Parking was sub-par, but if you're a single person with a garage, there's nothing to worry about.

Storage space in the kitchen was kind of a problem. there was enough shelving to store your dishes, but if you wanted to store any amount of dry food, that was an issue, because of the water heater and washer/dryer being in the little closet by the kitchen.

All in all, I had a good experience in the apartments.

much worse now - they never get the walks clear - the roads in the complex are always a mess, large potholes all over. stuff doesn't get fixed, dirty garages, trash all over, lights out in common areas ..... stay away stay away.... no place for friends to park, they change policies without informing tenets, bad place bad mgmt bad maint
