The Pros FAR outweigh cons for living at Pinegate West. I have lived here 5 years and am very happy here, and feel very safe.
Here are my comments:
Pros:
1. Very reasonable rent, and when you sign your next lease you get a reduction on your rent for the month the new lease begins.
2. Having a garage! And if you live downstairs, you have direct access to the garage. Keeps your car safe!
3. The office staff is very professional and friendly.
4. Maintenance responds to requests as soon as humanly possible, and they do excellent work and are also very professional and friendly.
5. No one lives above or below you.
6. VERY quiet here! Good soundproofing.
7. The central Mail Room ensures your mail is safe and secure in your own locked mail box. Larger parcels are left with the office staff.
8. Each apartment has a washer/dryer.
9. Grounds and pool are well maintained and landscaping is attractive.
10. Trash pickup is twice a week.
11. Excellent location in JOCO! Close to I35 and 435. Shopping/post office/banks are right around the corner. Very nice park on the west side of the complex.
12. Tenants are very friendly and are careful to keep the garage doors closed to increase security.
13. Management offers social events quite often for residents and guests.
Cons:
1. Insulation is not the best. Bad air leaks around the slider door causing energy loss and higher utility bills.
2. Furnace filters are changed out no sooner than once a year by maintenance (I just go ahead and change it myself every few months).
Obviously, I highly recommend Pinegate West.

I agree with Anonymous' post, and there is only a little I'd add. * Many of the ground floor apartments have only a single step coming from the front door, the sliding door from the fenced-in patio, and the attached garage. The garage is great for changing Kansas weather, with the automatic door opener a real blessing when it snows or rains. * If you - or your dog(s) - like walking, not only Gum Springs Park to the west but the valley just north of the pool are great places to walk. There are also many sidewalks around the complex that dogs and their owners and joggers share. (Dogs are required to be on leash outside by the city, and with the police station just down the street past the park, this is occasionally enforced.) * You don't hear anyone above you - no one lives above you. You don't hear anyone below you - except occasional garage noises. You rarely hear anyone to the side of you - because of well planned and constructed apartments. |

Sftrail or anyone... Can you please clarify the construction of this place for me? On one hand, the reviews say "ground-floor apartments", which kind of implies apartments on multiple levels. But on the other hand they say "no one lives above you". Is it just that some garages are below the apartment and some next to it? Thanks.
