La Crosse thrives only because of a general lack of competition in the Wichita renting market. If more quality choices were available in Wichita, the bad service and unfair practices would catch up to them. The rules of the complex are ridiculus and getting worse. If you have a visitor they now risk having their car towed. Seriously, they threaten to tow any car without a permit and they don't provide visitor permits or any alternative. So your family better walk next time they come to visit. The only thing that costs more than living at La Crosse is moving out of La Crosse. They will charge for EVERYTHING. They don't expect to pay for ANY normal wear and tear. If you have the misfortune of moving out when they want to replace the new carpet, guess who pays for it' I've rented for 10 years and never experienced anything like it. It even costs more to stay, as they continue to raise rent(back to the lack of competition). The only recourse is going to court, but after all the headaches you just want to be done with their BS once and for all. I know my case is not isolated. I know of both current and previous tenants that have dealt with the same nightmare that is La Crosse. So my advice is, don't read a book by its cover. The fine print really sucks.
