Only one problem, rest is great!

Years at this apartment: 2003 - 2004
- Somewhat quiet (discussed in detail below)
- Reasonably safe neighborhood
- Nice lake (big pond). (discussed in detail below)
- Maintenance is speedy if you make sure the staff gets the work order right.
- Single and two-bedroom apartments generally leased to people with good apartment records (I've been told they lease suites to anyone, no matter what).
- Rate hikes rare
- Water bills are generally low
- Electric bills can be low if you practice conservation (leave a large bag of ice in your refridgerator, it cut my electric bill in half!)
- Reasonably close to major attractions, grocery store right across the street.
- SWAT security is reasonably responsive.
- Brown Recluse Spiders (discussed in detail below)
- Not always quiet
- Parking isn't all that good due to people from the adjacent apartment complex not having adequate parking and the unwillingness of Raintree to do anything serious other than put up signs that aren't obeyed.
- Walls so thin in some apartments you can hear everything your neighbor is doing...everything.
Noise level
I came from an apartment complex (Sundance) that was so noisy, you often needed earplugs to sleep! So, any amount of quiet makes me happy. Aside from the occasional SOB driving by with their idiotic loud car stereos, this apartment complex is for the most part quiet. Management doesn't put up with noisy tenants, after three complaints, they supposedly threaten eviction, and there is a section in the lease about noise and respecting other tenants.
The lake
Pests
If not for the spider problem and the occasional moron with a loud car stereo, this apartment complex is a nice place to live. As far as I can tell, even though this complex isn't the greatest I know of, this is the best you can get in Wichita for the amount of money they charge.
