Avoid like the plague.

Years at this apartment: 2007 - 2008
The short version: Woodgate is staffed by friendly people, who seem to want to help their tenants. This hardly makes up for the fact that it is the worst place I have ever lived, for a variety of reasons. The lease is the most expensive to break of any apartment I have lived in or visited. In 15 months, we were on the premises for 3 murders, the shooting of 2 cops, multiple car vandalism/thefts, and at least 3 2 separate fires throughout the complex. At no point did I feel safe there, and their security efforts were laughable at best. The buildings are old, the windows leak (wind and rain), you can hear people yelling through the apartment walls (inside and out), and promised security improvements were not noticeable, at least to me. If you value your health, or at least your sanity, I would strongly recommend looking elsewhere. If you have small children, please don't bother even visiting this complex.
The long version:
I lived a Woodgate for about 15 months, and should have realized what a poor decision that would be when I went to sign the lease. The monthly rent price quoted when we came for a visit was increased by $50/month when I went to sign, but they "agreed" to give me the original price if I signed an 18 month lease. Being a trusting individual, and knowing I was going to be in Wichita for 2 years, I opted for that route. Whoops.
Shortly after moving in, two neighbors in the building next to ours were shot and killed; 2 policemen were shot as well. At the time, my roommate and I assumed this was merely bad luck, and wrote it off as such. Things remained generally safe for the next several months, until someone accidentally started a fire in our building's laundry room, causing major smoke damage to the building. In the process of "fixing" this, the maintenance crew sprayed down our apartment with Killz paint; this would have been fine, but they opted to apply it without covering any of our furniture or appliances. The result was a couple of permanently stained cloth items and several hours of scrubbing to remove paint residue from furniture. The ladies in the office, in their infinite kindness, didn't even both to apologize, much less replace damaged goods.
The final straw came several months later, when another tenant in the complex was shot in the face and killed while standing on his balcony. At that point, we decided enough was enough, and went to break our lease. Thanks to the draconian lease policy, moving out of this dump cost us over $2500. This was high enough to cause some hesitation, but we eventually decided that our lives, not to mention our possessions, were probably worth it, and we moved out.
In their defense, Woodgate is a very cheap place to live, and, as I mentioned above, the people who work there seem friendly. Unfortunately, a combination of questionable tenants, weak security, old, shoddy buildings, and a less than ideal location in Wichita makes avoiding it one of the easiest recommendations I have ever made. Please, please, please look elsewhere.
