Trellises staff sucks.

Very nice looking on the outside, but a pain to deal with inside. My boyfriend and I rented separate apartments at this complex and were told several pertinent things by the first staff member we met. Unfortunately, she left the company halfway through our leases and the things she told us were apparently rendered null and void. The staff is very polite to your face, but don't expect them to actually do anything about anything. I read another review on here that said that certain rules don't apply to everyone -- that user is absolutely correct. For example, one of the rules at Trellises is that you can't leave your garbage (bags, etc.) in your breezeway for ANY length of time because it attracts bugs, is unattractive, etc. Every single month in the complex newsletter, this issue would be addressed by the staff. However, we knew in which apartment the assistant manager lived and she would CONSTANTLY leave garbage bags outside her door in the breezeway for DAYS at a time. It was absolutely disgusting, and nothing was ever done about it.

Another example would be the parking issue. The staff appears to be very adamant about where you can park and where your visitors can park (parking stickers are issued to each resident), and every month the newsletter would threaten to have visitors towed who were not parking in the proper areas (taking up residents' spaces). This was, once again, all talk, because there were ALWAYS visitors (people with no resident sticker) parked in resident spaces, meaning I, as a paying resident, had no close space to park in. This situation was brought to the staff's attention many times but was never dealt with.

The final straw came when I moved out (built my own house ?? I would advise buying versus renting because you could buy a house for the prices you pay here). First I was told that they had 30-60 days to process my security deposit refund after I returned my keys, which is far too long, in my opinion (the manager admitted to me that she had only ONE WEEK to assess each empty apartment after it was vacated ?? so why 30-60 days to process a deposit refund'). Finally, almost two months after I moved out, I received a letter in the mail informing me that I would not be receiving any of my $500 security/pet deposit back and in fact I owed an additional $42 to Trellises because of damages. The damages were itemized in the letter, but there were no receipts to back up the amounts, and words were spelled incorrectly in the letter itself. The whole thing had a shady air about it ?? the letter was just a Word document that had been typed up. Naturally, I contested 95% of the damages ?? they had charged me for full carpet replacement because of ??cat urnie [urine]?? throughout the apartment, which was the most costly charge on the bill. This was an absolutely ridiculous charge. I did have two cats, but they used the litterbox, which was located on a linoleum floor, not on carpeting. Upon further investigation, the manager found out that the carpet had NOT been replaced in my apartment. This was the worst blow, because it just goes to show you that if you just blindly take management??s word for everything, you will be taken advantage of. So that nearly-$500 charge was taken off my bill.

Also, I was charged for a repainting fee. Now, at the beginning of our leases, my boyfriend and I were told that as long as we repainted the walls with one coat of white primer when we vacated, we would not be charged. She also added that any walls that had been painted with a color that was light enough to be covered in one coat by the maintenance staff would not have to be primed by us. I had painted my walls lavender, light green, and yellow. Before I moved out, I specifically requested that a maintenance person walk through my apartment and tell me which colors I would need to repaint (because I had been burned by this in the past ?? always try to get something in writing). Of course, the office staff did not call me back upon completion of this task; I had to call them at least twice to get the results: I had to prime the yellow walls, but the lavender and the green were light enough to be left alone. Of course, that??s what I did upon vacating the apartment, and they charged me for repainting. I complained to the manager, who put me on a 3-way call with the maintenance supervisor, who said he recalled saying no such thing about not having to repaint the green and lavender walls. Luckily, the manager refunded my charge for the repainting because I had witnesses to the maintenance staff member coming up to my apartment when we were moving out and telling me AGAIN that I would be OK not priming the lavender and green walls.

I was never offered a walkthrough to assess the damages they claimed on my security deposit, as is owed me by the Kentucky Landlords and Tenants Act. I was simply supposed to take management??s word for it, and I highly advise NOT to do that, since it is painfully obvious that they are liars and will take advantage of renters at every turn.

By the time I received the damages letter, the ??damages?? were already ??fixed?? and my apartment had been re-rented. According to the Tenant Act, management is required to notify me and offer a walkthrough PRIOR TO fixing any damages so that I may either consent or dissent with their opinions.

In the end, I received most of my deposit back (the small portion I didn??t receive was due to damage that was my responsibility, and I have no problems paying for that). However, since I received the initial damage letter, it took almost two more months of hassle to get what was owed to me from my security deposit. In total, from the time I turned in my keys, it took almost four months to get Trellises completely out of my hair. Unfortunately, my boyfriend, who moved out of his apartment approximately a month after me, is now dealing with the same security deposit issue. Hopefully he??ll post his story here shortly.

If you call the staff, don??t ever expect a call back. I eventually had to physically go into the office to find out what was going on with my deposit. The manager, in particular, is absolutely terrible about returning phone calls. She will tell you she??ll call you back at a certain time, and it will never come.

Trellises looks good on the outside, but inside it??s a mess. Management is incompetent and absolutely ignorant of what??s right and fair to the tenants. They count on renters?? lack of leasing knowledge and courage to contest what they see on their damages report in order to make money.

Don??t be fooled ?? these people are NOT on your side, no matter how nice they are to your face. Don??t give up, though. I truly believe the only reason I got the majority of my deposit back was because I kept calling even though I would rarely get a call back and letting them know that I wasn??t going to just go away like they??d hoped.

The same thing happened to me, It was like pulling teeth to get my money back. But having read this post and making sure to know my rights they realized they had no leg to stand on. Thank you to whomever posted this.
