I moved into the Fountains on December 1, 2007. During my ten month stay, I have encountered numerous issues with maintenance and pest issues. The apartment I live in is infested with spiders. For the record, these are not small spiders, but rather large wood spiders.
I live in a remodeled apartment, but much of the work is shoddy. The outlets are cheap and the power cords often fall out. The wiring for the entrance light was mixed with the smoke detector wiring and so when I turn the light on, the smoke detector goes off. I would not be surprised if the complex failed city code inspections.
During my stay, the complex has underwent extensive renovations. When specific work is performed inside the apartment, the construction crew does not clean up the mess. This is left for the tenant to clean. This was especially frustrating when they changed the windows in my apartment. I came home to find debris all over the carpet. I called the property manager who stated I would need to clean up the mess.
Many of the in home renovations have occured on the weekend, which is obviously the most inconvenient time for the resident. Sometimes, renovations continue past nine in the evening and are very loud. This would be very irritating for anyone with children.
On at least seven occassions, I have woken up to no hot water. During the most recent episode, I was without hot water for five days! To make matters worse, I was told by the utility company that the reason for no hot water was due to non payment by the property. Obviously, this meant that the Fountains defaulted on the lease agreement and I was entitled to end my lease.
I made several attempts to contact the property manager via phone and letter seeking a resolution with no response. I decided to pay a visit to the clubhouse to speak with the manager. When I informed her of the laws and stated that I wanted to terminate the lease agreement, she informed me that I was required to provide sixty days notice or be sent to a collection agency. I let her know that the complex was in violation of the signed agreement and that I had the right to terminate my lease. She continued arguing and kept threatening to send me to a collection agency. She also lied and stated that the Fountains at Lakeside Park had a satisfactory rating with the Better Business Bureau (They have an UNSATIFACTORY rating. Look under Lakeside Village, which is the company's previous name).
That evening I filed a complaint with the BBB and submitted an email to the regional manager copying the president, vice president, and sales and leasing V.P..
After devoting numerous hours of time to the effort, I was let out of my lease. I want anyone who reads this to understand that current management does not care about the residents of the community and to think carefully before signing a lease. You can pay $700 at many other complexes and get much more for your money.

You couldn't be more accurate in your assessment. I lived in that complex prior to these people taking over and although maintenance has always been a major issue, at least the property manager and the agents did care about the residents. I cannot believe the city of Ft. Mitchell allows this to go on. Even if this complex is owned by an out of state company they must be obliged to comply with city codes. The only way this will end is either by them selling it, or by a conglomerate of residents taking action. Be glad you are out of there and any perspective tenant BEWARE. Good luck in your new home wherever you are now. Trust me, nothing could ever be any worse than The Fountains complex.

I don't know where you guys lived, but the only thing I have seen that you have written about are the spiders. However, this is to be expected when you are surrounded by tons and tons of trees. I had that problem in my old house though(which was also surrounded by trees).

Since 9% of total reviewers have agreed with you, I believe the overall consensus of previous residents is that this is not a good place to live. If you enjoy your apartment in the Fountains, good for you. These are the things I have experienced during my stay and I thought it would be best for others looking for an apartment to read. By the way, my previous house was located in Park Hills which has a lot more trees than this complex. I never experienced spiders in my old house. Furthermore, some of the spiders in this unit have appeared from the bathroom cracks, meaning that the pests have infiltrated the interior walls of the complex thus defining the term infestation.
I have eight apartment units in my area. In a week's time, three of the units will be vacant. I can tell you that in two of the units, the occupants stayed less than a year.
One thing I forgot to mention. Please understand that if you are required to make a deposit, you will not get a refund when you move out. The deposit is non-refundable. I don't really think this is a common practice held by companies.
