Let me preface this by stating I am not the resident, but rather my mother lives in this place. However, I have spent enough time there to speak authoritatively on what this place is like to someone over the age of 25 who actually lives a life that does not involve loud music, drinking, large parties, and obliviousness to all existence beyond my own.

Parking is as I noted, adequate. I notice that in some areas, parking is not in proportion to the buildings around. In other words, some places there are far more spots than units, but most of them have far, far fewer spots than units.

Noise is the single biggest issue with this complex. Due to the very close proximity of Northern Kentucky University, many students live here. While this is not necessarily an issue in and of itself, their unchecked behavior is a problem. In the unit below my mother's, for example, 2 individuals reside there who are COMPLETELY incapable of opening and closing doors without slamming them. Check that, without ramming the doors shut so hard that pictures fall off the walls in my mother's unit above. IN ROOMS ON THE OTHER SIDE OF THE UNIT FROM WHERE THE DOOR WAS CLOSED!

Furthermore, the bathroom fan has been on in the downstairs unit for the last 4 months. In fact, when I was in town at Christmas, it was running and no one was there. They have no concept of the physics of noise. When you position your stereo speakers against a wall, and listen to them a bit louder than normal humans need to listen to sound, they vibrate right up the wall. I have been in my mother's apartment watching TV, and literally could not hear it, after turning it up, over the WHUM-THUMP-WHUM-WHUMM coming from downstairs. Oh, did I mention this was not a "party night"'

The grounds are "eh". There are trees and plenty of grass, but no color. A few shrubs here and there, but nothing worth paying a premium for. I often wonder if they refrain from making the landscape a bit brighter because the oblivious residents would find a way to destroy it.

This is the most poorly lighted apartment complex I have ever seen. The only lighting aside from a light by the mailbox units comes from lights on the buildings. No parking lot lighting or street lighting within the complex. There are some DARK areas on this property. Not that I think you are in danger walking alone, but I would advise against it.

When it snows, plan on staying away or calling off work. Whoever plows this complex has no concept of the purpose of plowing. I will provide a hint in case he is reading - it is to allow people to move safely in/out of the complex. Instead, this person essentially creates a wall of ice between the cleaned surfaces and where your car is now snowbound. I went by Mom's this morning to dig her car out for her - 2 hours later - she could pull out of the space safely without having to risk ripping the undercarriage of her car to shreds.

The construction of this place is suspect. The walls are VERY thin. When it dips down into the teen and single digits, the walls leak cold air like an open window. As a result furnaces run incessantly without success of really warming the areas near an exterior wall. The fixtures and appliances are very dated, and, frankly, cheap. The fixtures in the bathroom for example are the cheapest faucets you can buy at Lowe's or Home Depot. The difference is they bought them in bulk, so they must have been free. Toilets run, faucets drip, drains fail to drain properly - or plug properly. Windows are double-pane, but don't get excited about that. It only sounds good on paper, in practice they might get better insulation against weather and noise if you used a tarp and duct tape. It is great that the place is painted every couple of years, but maybe if they washed the buildings they could save on the expense of paint. Weather-stripping is non existent as is any kind of seal between units. Remember the guys downstairs' They smoke like freight trains. We know because we can smell it in the apartment above. It comes through the space where the water heater and HVAC are contained; it comes through the door to the porch/balcony; it even comes through the FLOOR in the bedrooms and living room! Needless to say, there is a refreshing stale Winston odor. Who needs Febreeze'!

Maintenance can be summarized this way. I saw one of the guys using a snowblower during the snowstorm around Christmas. He was clearing the sidewalks very well, but the snow being thrown by the machine was being thrown INTO the wind. So, it ended up recovering the area that had just been cleared. Nice.

Overall, this place has delusions about how much they believe they are really worth compared to what the actual value is. $700 for a 2BR/1BA with thin walls, noisy & inconsiderate neighbors, a smoke-filled apartment occupied by a person allergic to cigarette smoke is not a good deal.

If you are looking to move to Campbell County in or around NKU, try Glen Hollow in Alexandria or The Farm in Taylor Mill. Fewer college students, much quieter and MUCH better value for the money.
