The good:

Maintenance was always friendly, respectful and took care of situations quickly. A to their maintenance staff, great people who always took care of things.

The location was great, close to campus, walking distance to a grocery store and small shopping center. Not too far from Richmond Road, Hamburg or other shopping on Nicholasville Road. It's in a nice neighborhood too, which is also a plus.

The bad:

One of the things that we were not told when we moved in that this place was the dorms for Spencerian College here in Lexington. While for the most part, the people who attended there we nice and quiet, there were a few exceptions to this rule. They'd hang out outside til 2 or 3 in the morning, friends who did not live there anymore but still had valid passes would come and park in the lot, and just be generally a nuisance while others while trying to sleep.


The parking is atrocious. There were times when I would get home and happen upon a spot close to my building, then not leave for the rest of the night knowing that if I left, I would probably end up having to park 2 or 3 buildings away. Especially when I would need to go grocery shopping or something, this was not an option as carrying a bunch of bags from that far away is not really that reasonable in my mind. Even when people would be parked without passes we would call tow trucks who would never show up. Great job on outsourcing there.

There was also an issue with people parking on the street. People would park vehicles right at the end of the road blocking part of the drive way at the end of the street. This was also escalated by people parking vehicles right at the edge of the driveway blocking visibility while trying to pull out.

Pets were allowed, and while I had no problems with the animals themselves, it was the owners that drove me crazy. You had to watch your step on the grass because dog feces were everywhere, they even sent around a notice saying they would fine you if they caught you not cleaning up after your dog. I watched a girl one time let her dog defecate right in front of my apartment and just walk away. They even had bags around for them, the residents were just too lazy to clean up after themselves.

The apartments are constructed soundly, but they are drafty and cost a lot to heat in the winter. Our first winter we had over $100 utility bills from heating. Then that Summer our AC unit went out and had to be replaced. They went down drastically after that, but the other units still have older units and are probably about to give out themselves, but still rack up high bills.

Speaking of the construction, we could also hear our neighbors upstairs walking around at night. This wouldn't be such a problem if it didn't come down to us as large thuds from our ceiling. I'm not what they were doing up there, if they were just heavy walkers or had a child or what, but it would go on all the time through the day and night. Not to mention that my roommate could hear when they were running their shower at night also. We also had problems with our first set of neighbors up there playing video games loudly, etc. I could clearly hear the song they were playing on Guitar Hero, but couldn't hear it outside, therefore as we were told when we moved in, they couldn't do anything about it.

I never used a lot of the amenities, except the pool, which the few times I used it was alright, but had many noisy people listening to music loudly on a stereo. It was pretty small too. Never used the work out facilities, as they were rather lacking themselves, treadmills, etc. As I understand from other reviews and my roommate, weights were missing and things like that too.

The office staff was okay, sometimes they'd be incredibly helpful, other times I felt as if I was interrupting them doing something of great importance or something. Mainly I put them under this because as we were trying to leave we had some issues with getting a walk through. Apparently they let everyone but one person take Labor Day weekend off when they knew they had a lot of people to check out. It was poor planning on there part and made me glad I was leaving over all.

We paid $715 a month, which I understand has also gone up. For the same model of apartment not much further away from campus we could have paid around $650 or less as I was told by my cousin after we had renewed our lease for our second year. Our loss I guess.

I personally live at Chinoe Creek Apartments...I have had nothing but GREAT experience there. It is a very well quiet neighborhood and all my neighbors are wonderful. They are right Spencerian college does have 1 full building and the students were always up late 2 years ago it is no longer like that they have assigned RA'S in the building. As far as the maintenance they are wonderful as well as the office staff. I really feel that if you move in here you will not regret it by any means. I don't see how with the nice neighborhood and great location how anyone could complain. You should come check it out!!!!

Wow this feels like such a canned response by people that work there or something. Students were up late as of a month or two ago when I was still living there. Hanging out in front of their building until all hours of the night. Maybe you've had different experiences, but mine were all around pretty negative. Different strokes for different folks. Chinoe Creek is over priced for what you get. There are the same model of apartment available for cheaper in a similar area with a similar proximity to campus if you just try and find it. I wish we had.

My feelings are about the same as Bonidude. A less wordy review might be: Pros: Good location, friendly office staff, good maintenance people. Cons: Higher cost, Spencerian students ARE still a problem, animal feces is out of control, the pool texture cuts your feet, the "24 hour tanning bed" was closed because college kids came in there and peed in the trash can (you can now only access the bed with a key checked out during office hours), trash is not taken out regularly and dumpsters overflow about once weekly, units are built so you hear everything your neighbor does, there is no outgoing mail service, parking is HORRIBLE, i repeat, parking is HORRIBLE. My neighbors were also unfriendly and wouldn't return a simple "hello" after 2 years of living there, there was vandalism to several buildings and vehicles in the area, and during this past winter they did nothing to clear the sheet of ice on the parking lot. I couldn't get in or out until the sun melted it all. Buyer be ware.

i have to say, if that is the manager responding, it is really sad that he or she is essentially telling their residents to MOVE!? good luck keeping above a 90% occupancy rate with that professionalism on your side. hahahaha Obviously I don't live there and really have no plans to ever see the place.

I'm not the property manager nor do I have any association with the people that run the place. I just hate seeing people who are clearly insane post negative reviews about the place I call home.
