I have lived at Forest Creek for about 2 and a half years, the first year in a one-bedroom and the past year and a half in a two-bedroom. The first apartment was on Appian Way and there was once instance of some kids from the neighborhood running through the parking lot and denting some car hoods. Other than that, I haven't noticed a single incident. The apartments are about as new as you can find and at a reasonable price. I mainly live there for that. I don't need a pool or a clubhouse. The manager, Mary, is an extremely nice woman and has always been very courteous and attentive to any issues I have. I live on the top floor so I honestly never hear any of my neighbors.

There are a couple caveats to living at Forest Creek:

First, you do live next to government housing. I've never had any issues whatsoever other than the parking lot incident mentioned above and I don't necessarily think that being next to the projects was the reason. I won't live here the rest of my life but it honestly doesn't bother me on a daily basis. For the large majority of the time I am home, I hardly hear anything outside other than residents.

Second, the owner, Jim Arnold is an old tight---- and so he gives you zero leeway on the contract terms. Don't expect to get anything other than a one-year lease at a time and don't even think about getting a pet. Also if you are planning on not keeping your apartment the way you found it, you will probably not see any of your deposit back. If you take the 10 minutes to read through the contract, you won't be surprised at all. I've had much worse experiences with other apartment management companies that surprise you with stuff.

Third, landscaping and maintenance cost money to Jim so don't expect to see much of either. Sure it would be nice if they shoveled the walks in the winter or mowed more often in the summer. I'm sure there are plenty of apartments that do that, they also cost more money.

It all boils down to this: know what you are getting into and what you are paying for. Forest Creek offers an inexpensive, nice, new apartment in a not so great neighborhood with a pretty good location in Lexington. I've been to just about every apartment complex in Lexington and this was the best deal I've found.

Hmmmm....don't care about landscaping...but wonder if old Jim knows that he is liable for injuries from slip/falls if he doesn't not shovel the walks and lots in the winter and make sure they are clear and salted....as an insurance adjuster I can tell him that he ought to shell out the $$ for that before something happens and his rates go up...
