A mixed bag.

Let me start out and say that I am a graduate student at UK so it is the proximity near campus and its affordability is what lured me to the Meadows. My rent for a one bedroom apartment since July 2005 when I moved in has been $490 which is reasonable enough assuming what I was paying closer to campus for the same setting.

Lesson here is that you get what you pay for.

Parking:

Parking spaces are too sparse, built too close together, and my car which was brand new on moving in has received numerous, nicks, dings scratches and assaults to its paint job. Mostly due to the fact that the parking spaces are made to put a Yugo in.

Maintence:

Whenever I have put in a maintence request it has been completed within one to two days. On the other hand, issues I have had to ask for people to show up to assist with on the other hand is frustrating.

Within the first two weeks I was a resident my air conditioning unit exploded (In a puff of black smoke nonetheless) and the AC contractors came in further sabotaged the unit in the words of complex's maitenence man. Again in the late early fall 06 I had the same puff of acidic black smoke and my AC unit was down again for another day.

The Apartment:

My appliances are new but that is not the case with all the apartments here. Which is a huge plus in comparison to some of the other apartments I have visited of friends in the complex.

The screen windows and room windows let in both hot air and cold air- depending on the season so much so that I have eschewed even attempting to run the Heat in the winter. The non-insulated windows from the late 70's and early 80's leak so much heat that it murders the electric bill.

The floors and ceilings are paper thin. Let me repeat, paper thin, I know my upstairs neighbor's work, cooking, and bathroom schedule 24/7 and know when he is on vacation. I also know when my downstairs neighbor is having sex and when he's playing with his dog. Not because they are particularly loud but because if it happens within my apartment complex - you know about it.

The unit was quite clean when I moved in and mine at least looked like it had been taken of except for a HUGE indentation in the floor of the living room. Literally the floor in the living room is bowed in by 1-2 feet with the carpet sagging and hanging over the area.

Both the bathroom and the kitchen are quite cramped- the bathtub is literally impossible to clean the old tile walls and grout with any store bought solution.

My toliet has not flushed properly since I had the valve on it replaced by the maintence after the previous one was broken and continued running. Nothing will flush down it but I have not yet reported this to the maintence people (but am doing this tomorrow).

The Office:

Of the two office people I have dealt with the male is quite affable and is generally more pleasurable to deal with than the younger female. She has came off at least to me as diffident to down right uncaring when speaking on apartment issues.

Conclusion:

You get what you pay for! This is a central location, it is fairly cheap, but just be aware of the issues - older apartment, paper thin walls, and with a ton of heating/cooling issues.
