The following has been compiled after living in two different units (a newer 1BR and an older 2BR):
The Park Hill office staff will say and promise you anything to get your signature. The majority of the units are old and riddled with hidden problems, only the newer 1-bedroom construction is worth the price. The rent raises every year, and this July they are making everyone pay for their water usage. Starting this week the water has been shut off for about 4.5 hours each day while Mexican "plumbers" enter your unit unannounced and install water meters. Maintenance is a complete joke. You should expect to hear EVERYTHING your neighbors do through the paper thin walls and super-creaky floors/ceilings. Cable/internet is included in the rent price, but it doesn't outweigh the cons of living here.
Don't sign anything without seeing the actual unit for which you'll sign... the paint job is shoddy and patchy, holes in the sheetrock are "patched" by slapping large amounts of joint compound over them (without smoothing or sanding). Fixtures in the bathroom are barely attached to wall and will fall off when you hang your towels. As for the windows and sliding doors, they are the original, single-paned cheap ones, lacking full screens. Door locks are also cheap and do NOT inspire a feeling of safety.
Outdoor lighting works only when it feels like it, and after 4 maintenance requests to have the security lights on my building fixed, I have given up hope. Parking is also a nightmare, since anyone and their neighbor can park here. If you come home at night, you'll park 1000 feet from your unit and walk in the DARK to your door.
And finally, Karin Riddle, the apartment manager, will half-ass anything she does for you and lie right to your face (as will Mindy B.).
