I lived at this property for 3 yrs, and would not recommend it for several reasons. While it is in a beautiful area with access to a main thoroughfare that has many restaurants/shopping, etc. (Richmond Road), these assets do not compensate for the difficulty experienced in dealing with property management. It's advisable to get EVERYTHING in writing! Tenants renewing their leases get no advantage, and often pay much higher rental prices ($50-$150 higher on average) than new tenants who are offered move-in "specials".
There are other deficiencies that make this a less-than-desirable community. Equity, the company that owns the property, in 2002 instituted a 60-day notice requirement that is far beyond the standard 30-day notice most communities require. This 60-day requirement alone has caused several long-term residents to forego renewing their leases. Maintenance requests are not handled efficiently; what tenants request verbally is neither communicated properly to maintenance staff nor performed adequately. Plumbing is old and dysfunctional: water pressure is the worst of any place I've ever lived. Packages delivered to the office for residents sometimes disappear. Fitness center hours do not accomodate working people, especially those that like to work out in the mornings. Pool is not available for use in late spring/early summer because of required "maintenance".
In short, you can find a much better community for the money.
