I have mixed views about Raintree. When I first moved in, things were bad. Now life at Raintree is tolerable.
On the plus side, the apartment is cute; price is reasonable for the apartment size; there's the indoor pool and hot tub, fitness center, outdoor pool, free aerobics twice a week; it's conveniently located.
On the negative side... let me preface this by saying my problems likely could be encountered at any apartment complex in town -- noisy neighbors, shady maintenance men, unresponsive manangement....
During the first six months of my lease at Raintree I eagerly awaited the day I could move out! The staff members were incompetent and uncaring, my neighbors inconsiderate, and I didn't particularly feel safe in the community.
However, staff members with functioning brains have been added to the staff, I moved to a building away from obnoxious and menacing neighbors, and I now carry a .38 Special for security. Things are looking better.
The security thing is still a concern. After three cars were broken into one night last fall, we victims requested better lighting be installed in the back parking lot. Raintree has made no move whatsoever to increase the lighting in the darkened corners of the community. So I began parking on the street. I was sure I?d regret that too as some bad driver would likely sideswipe my car. Sure enough, one day two months ago I found my side mirror laying on the ground.
Another security issue is that they allow strangers into our apartments without supervision. If they must contract maintenance work out, they simply give these workers a key to the apartment and don't even send a Raintree staff member to check on these strangers while they're in our apartments.
In addition, I?ve noticed some of my few small valuables have mysteriously disappeared, just stuff like jewelry, prescription drugs and such that could be taken inconspicuously.
At least my neighbor is no longer threatening my life. When I reported that my downstairs neighbor rushed out at me one night, the Raintree staff member didn't even bat an eye. When I continued having noise problems with this neighbor, I was told to no longer involve the courtesy officer but to contact the city police. That was ok -- the police were a heck of a lot more responsive and helpful than the resident courtesy officer. I've since moved to another building.
Noise problems seem to be common. Apparently the walls are paper thin. When I'd had my fill of noise, I wrote Raintree a letter telling them they could either solve the problem or let me out of my lease. They responded by having their lawyer draft a letter accusing me of causing noise disturbances and threatening to evict me!
They must've send a letter to my noisy neighbors too because that evening the neighbor approached me and apologized for the noise. She invited me to complain directly to her anytime she and her boyfriend were making too much noise. We discussed the letters and learned that Raintree added lies to both letters.
My latest noise problem involves my new next-door neighbor. He snores loudly and I can hear it clearly through my wall. I cope by running a fan constantly.
