I'm going to write this review as objectively as I can. I feel that nearly every review here is written by disgruntled ex-tenants who's only goal is to vent negative feelings behind the anonimity of the internet, rather than write a helpful review, be it positive or negative.
Also, keep in mind while reading these reviews that there are hundreds of tenants here at Raintree, yet there are only a handful of recent negative reviews. People will always go out of their way to complain, but never does anyone take the time to say something nice.
I would like to start off by stating that, while I DO recommend the Raintree Apartments, it comes with a few "buts" to be aware of.
In this review I will address every concern I had, based on reviews and rumors, when I moved in near the beginning of this year.
This is a large complex, and location is very much a factor as to what your experience will be. I strongly recommend to anyone interested in moving here that they be sure to get an apartment as close to the FRONT of the complex (facing N Locust Hill) as possible!
The front of the complex appears very well kept, in good repair, clean and is quiet.
As you travel further back towards the rear of the complex it becomes less attractive, and, in my own experience and the experience of friends and acquaintances, it can be extremely noisy.
The majority, if not all of the reports of things such as "my neighbors party all night" seem to come from back there. Others claim things such as "the walls are paper thin" or "I can hear my neighbors sneeze". This is simply untrue. It really just comes down to who your neighbors are.
Another common complaint is about the bees. There are some, I've seen them on occasion, but I have had NO experiences in which I was even slightly bothered by bees. The office staff claimed that they were in the process of getting rid of them; this appears to be true.
Next is crime. The crime that allegedly does exist seems to be more prevalent towards the rear of the complex. Common reports are "my car was broken into", "my apartment was broken into" or the famous "maintenance stole my stuff".
None of these have happened to me.
Car break-ins could (and do) happen ANYWHERE, in my opinion there is nothing about this apartment complex to warrant any extra concern about car security.
And, regarding the laughable claim of "the maintenance guy took my stuff", I would be very interested to see any proof of this other than:
"Bob told me that Joe told him that Jim said that a maintenance guy was near my apartment while I was at work, and now I can't find my broom!" Claims like this are just plain ridiculous.
I've also seen accusations that make our maintenance guys appear to be the scum of the Earth. Again, I've had zero negative experiences.
I've had a few things fixed during my time here, and for most of those times I wasn't home; nothing stolen. For the times that I was home the maintenance guys I met seemed friendly and helpful. While on the subject, I'll also mention that whenever I have had something that needed to be fixed, they would be out the next day to take care of it, but they were minor things, I've had no major complaints regarding the condition or repair of my apartment.
The next biggest gripe seems to be about the amount of dog poop on the property. First of all, it's NOT a major issue, the property is NOT "covered", secondly Raintree has a clear policy about this which is part of the contract you sign when you move in. Each tenant is responsible for their own dog, failure to clean up after your pet will result in a fine. Nearly everyone who lives here has a dog, and most people ARE responsible enough to pick up after themselves.
The office staff are always nice, I like them all, never had a single problem with any of them.
The indoor pool is nice, whenever I've been up there its not usually crowded. I've been to the gym a few times, its ok, nothing is wrong with it, but theres nothing really EXTRA special about it either.
All in all we're happy here. Rent is pretty average for the size of the apartment compared to other properties, but the location is excellent! Everything you could want or need is close by.
I hope this overview of my experience here will be of some help to anyone looking for a new apartment on this side of town.

I imagine the "To live or not live at Raintree" battle will go on and on. There will be satisfied tenants, such as yourself, and extremely dissatisfied ex-tenants, such as myself. I hope you do indeed enjoy your time at Raintree. I hope management takes all of these comments to heart and does make an attempt to fix what's wrong. In the meantime, you should realize what you're saying - get an apartment as close to the front of the complex as possible and you'll be a satisfied tenant. That leaves an awful lot of room for unsatisfied tenants - of which there are many. You're correct in noting that only disgruntled people take the time to complain but in most cases, the complaints are valid and are posted to warn potential tenants to check out the property before they sign a lease. As I said, I am one of those dissatisfied ex-tenants and I did not hide behind the "Anonymous" signature. I lived at Raintree for 3 years. Never missed paying my rent, never caused any problems, never wanted any problems. It started going downhill shortly after the 2nd year began. I'm afraid there is nothing you or anyone can say that would ever convince me to recommend Raintree to anyone. The problems are there, the problems are serious and the problems continue to worsen. That is strictly my opinion, based on experience and in conversations with many ex and current tenants. For the record, I am the person who complained that my broom was stolen. You're right - no big deal IF management had acknowledged the thrft and replaced a $5. broom. It would have been good PR on their part. But they actually laughed in my face when I reported the broom stolen and that is why it became an issue - not about money but about integrity. As I said, the battle will rage on and on, but as for me, if anyone asks, I will tell them to think seriously before signing a lease at Raintree.

I lived here for a year until I bought a house. A couple of days prior to moving, our water heater began to leak. Okay, so we called maintenace to repair the water heater and guess what...they robbed us. We were lucky because we were moving and our more expensive items had already been taken to the new house. However, my husband lost most of his clothing, cds, dvds, etc. He also had several baseball caps that were stolen. Two days later, we saw the idiot driving around on his golf cart...wearing one of my husbands tshirts and baseball caps! I don't think it was a coincidence that they had just come to the apartment to fix the water heater (when we weren't there) and then happened to have the exact same wardrobe as my hubby. We called the cops and they questioned the thief. We didn't have any recipets so we were unable to prove that he had done the crime. The officer told us that he had responded to similar complaints. Please learn from our mistakes and don't live here.
