Just moved out after 9 years

Years at this apartment: 1998 - 2007
 
I lived in Raintree from Dec 98 to Nov 2007 and moved out only because
I just bought a house. Overall I give it a 9 out of 10. Gererally speaking, I loved it and can probably blame them for not buying a house sooner since I was so satisfied.

Advantages:
1. Very close to Kroger, Walmart, many restaurants, bus line and about midway between
I-75 / Hamburg and Downtown / UK. I never drove my car to the grocery store, Walmart or restaurants on Richmond Rd (no kidding)
2. Indoor pool and excercise room are similar to what you'll find in a 4 or 5 star hotel and are open most hours you would want to use them.
3. Reasonable rent rates with modest or no yearly increases ( especially in the past before recent renovation)
4. Friendly and responsive staff.
5. Ample parking
6. Well insulated units where heat and a/c can be used sparingly (I actually rarely used both, substituting space heater and floor and ceiling fans). Also protects against neighbor noise, unless they irresponsibly crank the bass up on their stereo.

Disadvantages:
My only few bad experiences came mainly from undisciplined neighbors who weren't mature enough to respect those around them. Hard to control that from a property management perspective, since that is behavioral and it's hard to control other's behavior. I lived near the outdoor pool and 1-2 evenings every summer a group of partiers would keep me up for a few hours while they splashed and screamed. That could be solved by having one of the security officers living in that area.
I did have a little water leak problem from the upstairs apt, but it was attended to promptly. My only suggestion would be they replace bathroom tiles with a plastic liner since it would be easier to clean and maintain and probably cheaper. Other issues such as dog waste and trash bags being left by resident's doors were regularly addressed by the staff and again are behavioral. It amazes me how lazy some people are when they can't grab the bag and walk it down to the dumpster

Overall, I'd live their again easily and wouldn't bother looking at another complex as I never even considered once while there. If you're looking for perfection in an apartment complex, you'll be looking for the rest of you life - if you looking for a great value in a great location, go to Raintree.
