My wife and I lived at Stoney Falls from June 2006 till March 2009, and I am compelled to leave a comprehensive review. When I was looking for apartments I relied on this website to get an idea what I should expect. They had only 25% positive approval ratings at the time but I could not afford higher priced places at the moment and location was convenient at Stoney Falls so I went to look for myself. The premises were clean I did not see any characters roaming the apartment -mostly couples (it was summer so there were a lot of people at the pool and courts), never the less I did bring up the rating to the leasing officer. What she told me made a perfect sense- she said Most people who don t have a problem don t waste their time to make a review only those who want to vent . I rented there-she got me apartment overlooking at the park behind an apartment complex. Here come some important points I d like to make. Don t be lazy you get move-in sheet mark every little thing you see wrong (I did and also took pictures). Present them to the office, tell them that you don t have problems with these but don t want to be responsible for them later either. 90% present of your happiness will be based on your neighbors! There is nothing Stoney falls can do about it. If you pay premium for luxury apartment you get better chances to have better neighbors- that are simply odds. I was lucky almost to the end of my lease. Office staff is not over zealous but they do their job. We have so many dog owners in our building that our yard was covered with poop. Office staff did all they could, they installed poles with clean bag in each square and made multiple reminder to owners-it got better after that. Maintenance was outstanding: fixed everything quickly, one time got in without permission but that was a single incident. Word of warning- DO NOT ORDER INTERNET THRUE THEIR CABLE COMPANY!!!!!! It will not work and customer service consisted of one lady and she is rude. You can get TV cable thru them but it is not digital. The only other option for internet is Windstream-they can t provide faster that 1.5Mb internet at Stoney falls even if they can (cable are too old) so don t over pay for something you won t get. Expect very high electric bill! Check with Bluegrass Energy before you move in average for your apt (it is a public record), Bluegrass Energy is more expensive than KU but we never had outage even during the ice storm. Management does all they can though, they even gave out isolation kits for windows this winter, my advice don t run air or heat senselessly and be surprised later. When we were moving out we steamed cleaned carpet even though we did not have pets, cleaned walls and did some paint touch-up on everything. Do not be lazy; always be present when they do walk around!!! It took me 2 minutes to do it; he signed off on it right away, we returned all my keys (got receipt for that to, don t be afraid to be tedious) and was not charged a penny. Some people leave like pigs (I visited some off my neighbors apartment) and they expect to just get out, which is silly- be responsible tenant. Finally if you get a carport expect to have some one park there once in a while there, is nothing you can do, to tow the intruder you have to contact courtesy officer, I tried once left 3 messages he did not even had courtesy to return my calls, I am glad I did not lost my keys or something. I would recommend Stoney Falls it is a good place for money.

lucky lucky you....you are one of the few. how could you honestly reccommend this place..knowing what you know?

I'm sorry, but it's NOT a good place to recommend if the utility bills are ridiculously high, the cables in the walls are outdated, and you can't get service/security issues resolved without a run-around.
