"One month's free rent, $300 refer-a-friend payment, highly-efficient and family-friendly apartment living" sounded really good until reality set in. I was told that the electric bills in my 950 sq.ft. unit were MAYBE $150 per month at most - which was an outright lie. From November through March, my electric bill was either at, or over, $400 per month - JUST to heat the place. We kept the lights off and replaced every bulb in there with energy-efficient bulbs, and kept our thermostat at 70 as recommended. The furnace would go out and not come back on, which took almost 2 months to get repaired. It wasn't maintenance - they are great guys and work hard - it's the office staff not relaying the requests for service. You've got a better chance at getting a maintenance problem fixed by stopping one of the guys and asking them to come look at something.

They hadn't changed the carpets in at least 5 years, and when the main bath's toilet broke and leaked everywhere, old pet urine permeated the apartment, and horrible stains came up. By law, apartments that allow pets are to completely replace carpet every 3 years. Pit Bulls are not supposed to be allowed on the premises, yet I counted almost 5 Staffordshire Terriers walking around with their owners - one of which lived next door to us, and snapped unprovoked at my youngest son one day. Pet waste everywhere - one corner of my courtyard was MOLDED with the amount of poop and urine that had accumulated there.

There were structural cracks all over the walls, and the scariest one was in the main bedroom's bathroom doorway - the crack extended clear up to the ceiling, and was completely separated. The Housing Authority came to look around before I moved out, and said it should be condemned (based upon the photographs I took when I moved in, and the condition it was in when they came to inspect).

When I kept having internet issues, Windstream sent out a service technician. I was told that the wiring in the walls of the building were so old that they couldn't carry the current I was paying for. Windstream comped my bills back to what I was actually receiving, which was great. However, the management never responded to the service request put in by Windstream to have the wiring replaced in all the buildings. I received a copy of Windstream's letter to the corporate office; nothing was ever posted on our doors or in our mailboxes about the complaints.

As for being family-friendly, most of the tenants are 18-21 years of age and in college, and there is no playground or area for the little ones to run around and play - so when they play outside in the courtyards, other tenants complain. Loud parties with no noise complaints being handled was a big problem, because the security officer hadn't ever responded to us - I had to go into the back of the complex and get one of the LPD officers living there to come handle a fight in the upstairs unit one night. My sons were accused of vandalism by playing with sidewalk chalk on our front patio.

Safety is a huge concern, as most of the lot and building lights are either broken or missing. There were two attacks in the community while I lived there, one with a gun, and one with a baseball bat. Several robberies and motorcycle thefts happened in which the management wouldn't comply with local law enforcement, and lied to affected tenants about the incidents being "rare," in which the responding officer stated that "stuff like this happens all the time here because the lots are dark, so lock up your bikes."

Ant and spider problems could not be contained by regular community pest control - so I finally had to go purchase my own supplies and handle it myself with no reimbursement. I mistakenly referred a friend to live there when I first moved in - and had to hound the corporate office about my referral bonus from June - I never received it, and was told by management to take $300 off my rent in December.

The best one' The day I came back to remove my washer and dryer and clean the unit, a fire had broken out in my patio's exterior wall because the old electrician had driven a nail through a wire in the wall where new insulation was being installed (no wonder my winter bills were so high), and it caught fire! I lost $250 in groceries and $120 in cleaning supplies where the firemen had to pull out part of the ceiling above my refrigerator and shut the power supply off. I was not allowed a move-out inspection due to the fire damage. Instead, I was told "not to worry" about cleaning the unit, they just asked for my keys and a forwarding address, which I have recorded on a digital recorder. If I get a bill, I've got a lawyer.

I reported this community to the Housing Authority. Due to the number of complaints they've received in just 2 years, there is a pending investigation, so all the other tenants that feel they were done unfairly, please call HA.

Don't get hooked by the same offers and song-and-dance I did - you'll regret it!

I feel that people should not go by this review it just sounds like a resident who didn't get what they wanted.

Just to remind people reading reviews, anonymous posters are generally employees or management of properties that receive less than spotless reviews. This review may be negative in nature but I'm sure the poster felt it necessary to tell their side of the story, which is their right to do. Going on the majority of postings about this complex, as most of them are negative and complain about the same issues over and over again. If it looks like a duck and sounds like a duck...
