2 years residence, am indifferent to the complex.

I initially selected Stoney Falls due mainly to location and cost. In my two year stay I have dealt with the full gamut of apartment living experiences. I will outline some of them here, but it should be known that certain things are beyond Stoney Falls control, and they cannot control all aspects of apartment living. I moved in at a reasonable rate and settled in nicely. Things were as I expected: Appliances were old, and broke often. We placed maintenance calls which were answered promptly. The first winter I had a electric bill that rang in over *$200 dollars for at least the three prime winter months (1br, 1ba). It was astonishing. For the first year, I had excellent neighbors. Good people on all sides, quiet and appropriate at all times. The second year things began to get loud, raucous even, but always at reasonable times (I sleep about 5 hours a night, so any time after 5 am and before midnight was fair game). It seemed to me to be far noisier than it should have been. There have been some significant happenings at the apartment that have undermined the safety rating. That said I have never personally feared for my safety in the complex. There has been 1 shooting, 1 stabbing, and 1 pitbull attack. The officer's there have always been on their 'A' game and have reacted dutifully and swiftly to resolve any conflicts. At the price point I paid for this apartment, I suppose certain things are to be expected. These are not things that I can hold against Stoney Falls directly, but did find them worth a mention. First, the shooting and stabbing were related to a drug deal gone poorly. My wife was present for the pitbull attack and essentially kicked the dog to resolve the conflict. The pitbull is a nonauthorized breed at Stoney Falls. Again- not Stoney Falls' fault- they took very swift action to handle the situation. The police arrived literally within 2 minutes, which is impressive, regardless of the situation. As far as the safety rating goes, I give them a four, because though there were some issues, the police were on the scene, promptly and prepared.

As my stay in the apartment grew longer, things began to get worse... carpet and linoleum have pulled away from walls in some places. the over stove fan has grown ineffective and the oven has begun to heat unevenly. Old appliances.

*- back to the electric bill. Stoney Falls has recently implemented some serious renovations. They are insulating the apartments which is a pain for residents currently but will pay off with dividends once the bitter cold of winter sets in.

Not an awful place, but it's no luxury stay. Man o war is loud as well. Upside: The staff is efficient, courteous, and friendly.
