As other reviewers have mentioned, the stairs along the side of the apartments generate a LOT of noise. The pictures in my living room went crooked whenever someone went up or down the stairs.
Windows aren't very well sealed, so expect your energy bill to be higher than you would anticipate for an apartment. Also, any smoking outside on the balcanies or in the stairwell will send smoke into the apartments. Some windows may leak, so try to avoid putting electronics near the windows.
There are known issues with the water heaters - before you move in, ask when your was fixed. If it hasn't been fixed recently, expect it to break and leak everywhere soon! Ours did and the repairman (who did arrive within an hour after calling at night), said that there was a defect in them and it's a common repair they had to make. Unfortunately, it made a huge mess. We had a huge mess again when it happened to our neighbors upstairs (so ask when it has been fixed in the above apartments too).
Parking is generally fine, but the lots are not prepared for the surplus of family/friends who will arrive to stay with residents during Keeneland. Don't expect to get a spot near your apartment during this time.
The staff is very friendly and will generally go out of their way to help you and take care of your requests. Most of our maintenance requests were handled within a day of submitting them and emergencies were handled within an hour or so. Someone mentioned that their appliances were never checked, but my appartment definitely got the annual inspection.
Communication wasn't always the best. Letters used to be distributed well when a crime occurred or a nuisance issue needed to be addressed (not picking up after pets, etc.). After a while though, the letters weren't always distributed. I knew of two break-ins that had been reported to the office, but were never announced to even the buildings where they occurred.
One additional security concern - the security alarms in the apartments don't really work. I don't think the complex subscribes the security service. You can set them, they beep if you set it off, but emergency services are never called. My mom accidentally set mine off, then walked out of the apartment, and locked herself out. The police never showed up! I got home 20 minutes later and couldn't even hear the alarm until I opened the door. So much for a sense of security in a building where apartments can be broken into on the non-parking lot side without anyone noticing!
Pest issues weren't a major problem and I did see exterminators doing perimiter prevention a couple of times a year. There are little millipedes that will swarm a few times each year in the stairwells and frequently found their way into our apartment under the door. They seemed harmless and didn't bite, but made a mess when they died pretty quickly inside :(
The complex was repainted while I lived there and during that time, I saw many good tenants leaving. (The painters were very creepy, it was weird looking outside and seeing them staring in the windows checking out you and your apartment - hopefully, next time, they won't go for the lowest bidder.) After those tenents left, it seems like the quality of tenents went way down. Much noisier and less respectful people moved in. Trash was frequently left in the yard and people sped through the parking lot honking at each other.
I'm guessing that so many complaints were levied about the painters that complaints about tenents got lost in the shuffle.
The facilities are excellent - the clubhouse is very clean and well kept. The pool is also very clean and fine if you are looking for a college hangout.
In any case, with all this said, it's better than most apartment complexes I have lived in or visited. The staff is very nice, but is sometimes too nice to tenents who cause issues. If you need to live in an apartment complex, I would recommend it.

They have what's called a "deterrent" alarm. It's not hooked up to alert anyone to investigate, it's "supposed" to deter crime by the sound of the alarm.
