After giving these other reviews careful consideration, I felt obligated to post my own. I am a current student at UK, and have lived in several different complexes since my first year here, including Park Place arguably the nicest complex in Lexington, and Newtown Crossing, one of the newest and most poorly run. University Lofts is a renovated tobacco refinery building that was in use during the mid-1800's.
First, the strong points, of which there are many: ALL doors are solid wood with STEEL door casings; it would take a gorilla to knock them in. The security guard is also a policeman, and oh, how convenient, LIVES on the 3rd floor and has provided is personal cell to all residents to call 24/7 fro problems that include noise. Management was ok when I first moved in, has changed since, and is even better now. You may negotiate your rent prices to a degree, get $$ off your rent by improving your apartment (such as adding carpet to the upstairs portion), and work orders for broken things are completed within a day or two, consistently. You are not charged for the whole month's rent when you move in/out durning the middle of the month, they pro rate it per diem. Parking is NEVER a hassle, the lot is right across the street and never more than half full. The few noise complaints I have made were seen to immediately. they have a policy where after a 3rd complaint is made on you, you are considered in violation of your lease; I'm sure i dont need to explain what happens then.. The staff is very friendly, and will do almost anything for you if you ask. I once had them look in on my cats once a day while i was away during spring break, and no problems there. Location is awesome: right by sdowntown AND UK campus, i RARELY need to drive, and instead ride my bike everywhere! I could go on and on about the good things, but in the interest of time I shall move on to 'the bad'.
The drawbacks are few, and i'll start with the pet policy. no dogs, plain and simple. the reasoning behind this is actually quite sound, though, and had nothing to do with the owners just not wanting dogs there (there isn't any carpet and there are no things for them to chew on). There are, in point of fact, no real places suitable for dogs to go to the bathroom on outside. Translation, no grass. This place is only a few hundred yards away from the heart of downtown. it would be unfair to the dogs. the next drawback is the dust. It is fairly dusty here, and my solution has been a couple of Ionic Breezes; They seem to do the trick quite nicely.
The third drawback would be the noise, but it is only as much of a problem as you let it be. what i mean by that is if you just make a complaint and end it there, you'll have to wait 2 more times of complaining before anything major is done about it above warnings and fines. i call Daniel, the resident cop/security guard as well, and it 'gets taken care of'. the only other thing that frustrates me is the way some people will leave the loading dock garage door up sometimes.
University Lofts is well managed, populated by a few undergrads, lots of grad students, a few professors, and a few families with very young children. It has prime location, great parking (in a town where parking is a nightmare!), and capable security. The noise can be a problem, but only in the short run because it always has been taken care of. A thing to keep in mind is that it is a closed community, meaning that everyone is under the same roof. if you can't deal with the natural amounts of social interaction inherent in a situation like this, then UL is not for you. Otherwise, it is fantastic, and a great place for students and families alike.
