Not Perfect; But not Bad

I have lived at Park Laureate for about two years and a half and it s been fine so far. I think it has its Pros and Cons like everywhere else and some people will get the bad lemon some times. As someone else posted I really like the area and the fact that any and everything that you need is right at your fingertips.

There was a management change early 2009, which I liked so far. The new office staff is super friendly and has been working on many family gatherings throughout the year. Although I don t participate, they are doing many activities for youngsters and family in general.

I have to admit I haven t encountered many issues and the only two times I did, my maintenance requests have been done promptly and luckily I've never had to call them back a 2nd time to fix the same problem. I never really hear my neighbors and I've never had issues finding a parking space regardless of what time I get home. I would recommend this place to anyone looking for an apartment.

Now, lets do this review here is what I consider the PROS
Location: this place is close to many restaurants, cinemas, and shopping malls. It is closed to I 64 but if it s congested you have many other routes you can take to downtown or to I 264.
Landscape: it has a beautiful and well-kept landscape. Only thing is that this year they didn t clean the falling leaves like other years and it s been kind of messy.
Amenities: renovated tennis court, racquetball court, and 1 exterior and 1 interior pools. Interior pool so far is always working except for some maintenance. Outdoor pool was out of service for a long time during 2009 and I don t think the new management is really taking care of it. Nevertheless, they did some repair and finally re-opened it by the end of the summer.
Parking: There is a lot of space and I ve never had issues in finding a spot when I don t want to use the carport. You can pay $30 for a carport which is GREAT in the summer and during the winter.
Apartments: Although other people stated they could hear their neighbors I don t think it s that bad. I do hear my downstairs neighbor s dog (who barks to anything moving including the wind) but it is not that hard or annoying. I have to agree with some that you can smell smoke or what they are cooking sometimes.

CONS
Apartments: I think these apartments are a little bit old and I found mine has gaps between the windows. I could feel the cold filtering during freezing temps which really upset me but I fixed the problem with a few bucks. Someone stated, the cabinets and counter tops in kitchen and bath are HIDEOUS (pink countertops!) and I agree but that is something I can live with.
Maintenance: It is featured as a 24h service but it only works for emergencies. Reality is that they do day to day repairs during working hours Mon Fri 8-5. If it s not an emergency it will have to wait to normal business hours.
Pets: I have two dogs and I do pick up after them and after other dogs as well (sometimes). I think there are a lot of piggy people out there who just don t care. I think they should not be charging such high dog s rent if they are not providing the tools for people to clean up and dispose of it. They started by placing two stations on one side of the property but they need to put more all around. Also, tenants should cooperate by cleaning after their pets!
Price: I think it s a bit too pricey but I ve paid my dues gladly because it is convenient. However, I do think there are other places that are cheaper. I decided to stay here because I never had any issues and is so close to so many places!!! Also I believe it is pretty safe as well.
Thieves: By reading other reviews I learned that people leaving in front of Stony Brook Drive are having issues with things stolen from their front yard. I live facing the pool and also had an issue when someone took a package from my porch once. Since, I make sure all packages are delivered to the management office and I ve never had any issues again. So just in case, try to get an apartment away from Stonybrook Drive or don t leave things on your porch or balcony.

I am moving to Arizona in January for personal reasons but I would have renewed my contract in a heartbeat! I will post again with my experience regarding my breaking of contract and my move out. So far I gave my 60 days move out notification and things are fine. I don't think there is any place that will meet your every needs. Park Laureate has been my home and I will tell anyone who ask that it is a great place to live!!!
