Mediocre Place in a Nice Area

Management: Overall, they do their job. Not sure when Lafayete Mgmt took over, but they seem to do okay. They may not respond immediatly but they eventually got around to any issues. They have free flower give-aways in spring to help with the appearance of the apts and try to engage residences with monthly newsletters.
Maint: Most of the time they are there by the second day. I lived in the J building that had central air for the entire building. The A/C IS VERY OLD and could not keep up with temps above 90. We had to call the emergency line b/c our interior temp was 86. We had to call twice (at 9PM and 11PM) and it was Fourth of July weekend...the problem was fixed sometime that night and the AC has improved since. But it has "broken" or not kept up about 6 times in the past couple of months. The pipes in this building need to be revamped, we had to call about leaking pipes twice. Not that I really cared, because it was ruining their structure not mine. Only when the water stain became visable did I press for it to be fixed. They had to fix the down-stairs neighbor's also. The maint people do a pretty professional job (althought some clearly don't want to be there). They WILL WAKE YOU UP EARLY if you have a second or third shift job.
Building: As said earlier, the buildings are begining to be run down and will probably need a complete makeover if River Hill is to continue charging what they do. Overall, the buildings arn't in horrible shape, but there have been some obvious quick-fixes. SOUND TRAVELS TOO WELL. I can hear nearly everything in the neighbor's apt to the sides, above, and below. Floors are weak so walking sounds like they are stomping upstairs. Outdoor decks have been recently replaced, and well done with storage outside. Kitchen appliances seem somewhat recent (5-10 years old).
Location: I love this area of town because I can hop on 71 and get anywhere, or take Melwood to downtown, or take Hillcrest to Frankfort and Grinstead to get me to the Highlands area/Cherokee Park. The apts are on a hill so during winter there may be times where you cannot get out of the complex w/o 4-wheel drive.
People: There are two types of people that live here: College students and Ghetto People. The college students seem fine, sometimes noisy, but clean for the most part. When I moved in, my building was mostly vacant, but quickly filled up with GHETTO people. You will find grocery carts on the patios, trash thrown anywhere (hallways, sidewalks, grass area), and occationally really bad smells (rotten food') in the hallway. Had I known the type of people moviing in, I would not have lived here.
Pool: Never been to it but looks clean.
Laundry: Clean for the most part, some people leave laundry in all night. Never had a problem getting a machine or people stealing anything. Machines take credit cards but cost 1.25 per wash and per dry.
Parking: Somewhat well-lit parking but it can be a real pain to find a spot after 10pm. I've had to park at the next lot over and walk to my building. Never had my car vandalized. Other cars range from really nice to ghetto sleds.
Overall: They arn't horrible apts, I've seen much worse. It is a good area, but realize that you it is luck of the draw who your neighbors are and what the interior condition of your apt is. I recommend doing a very thorough investigation of the apt before even applying for it. Make sure toilets have clean tanks (mine has perminent mold stains) and don't leak. One of our light switches doesn't go to anything. Our vertical blinds were messed up (they did replace with brand new ones).
