The quick and dirty: We had a mouse, LOUD, LOUD, LOUD, dirty b/c no one picks up after themselves, a lot of traffic coming and going all the time, tiny parking spaces, maint. will take any and every shortcut, young and inexperienced office staff. Minimal effort from everyone. Rubbed off on residents who then put minimal effort into their living spaces. Hated it.
The longer version.
Yes, I had a mouse. I am a girl. They gave me a sticky trap. (why not a normal trap that snaps) It was alive when I had to deal with it. Did you know mice scream' Horrifying!!!!! Listen, I have been renting apartments for going on 8 years now in all kinds of places. (Lexington, Louisville, Bowling Green, Atlanta,...) I know the ropes if you catch my drift. I hated River Oak. First of all, the noise level is out of control. I know when you live in an apartment, you are going to hear a few things here and there... this was outrageous.
It seemed like we had a disgruntled neighbor living above us. Either she was a crackhead and would stomp around at all hours of the night, or she was nothing of the sort and it was just that loud. No naps for the kiddos if you have them. My point is, I know you cannot control the actions of other people, but do something about it. They did "Millions of dollars in renovations" and all they did was patch some holes on the outsides, replace roofs that needed it 5 years ago, and repave the tiny parking lot with tiny parking spaces. Lots of double parking going on here.
Also, people are coming and going at ALL hours of the night. A lot of traffic. There is also a guy who walks over from the condos next door to buy drugs on the weekends. If you see him, he often doesn't wear a shirt and buys from a REALLY nice white SUV with heavily tinted windows! Meth head, HELLO! When we first moved in, the office staff was pretty good. They were only there for one month and then the new management stepped in. Horrible. You will get screwed when it comes to your lease. They will be more than happy to pro-rate your lease when you move in. Don't try to move out. You have to give a TWO month notice. I don't even know what I am going to have for dinner, let alone what is going to happen in TWO MONTHS. And you literally have to stay for the entire TWO months to get your money's worth. No pro-rating on the way out. Why even have a month-to-month option then'' You want mant. to fix something. Good luck. They'll get to you, but will do the crappiest job they can as quickly as they can, so they can hang out and smoke some more. Don't worry, they'll be back, because whatever you get fixed will not work.
Look, just don't do it. The prices are too high for what you get. If you are going to spend that much anyway, just save a little here and there, skip the Starbucks or Wendy's and save to rent a better place for just a few dollars more. Trust me.

We have been @ River Oaks since mid-Jan ??????09. We had several issues moving in, but because of the weather and other more urgent needs the maintenance staff is just now getting to them. So I will post their accomplishments or lack there of. As for the noise, we are in the first group of buildings; I don??????t hear a lot of noise from the streets or other units. You can hear people at times walking up and down the stairs, but that??????s about all. We seemed to have some great neighbors. The coming at all ours is because a large group of residents work at the hospitals (Nurses, Doctors and Students). They work a variety of shifts. The parking is a bit tight in the upper area, but in the lower part there seems to adequate space. The leasing office workers are young and have small amount of experience in the business but seem eager to please. But I think they equate the target resident of the complex. At this moment, on the negative side, some of the residents do not curb their pets consistently. The owners of the smaller dogs, in my opinion, seem to think the waste is too small to worry about. All dogs need to be picked up after. There are stations with free waste bags all over the complex, so there is no excuse for not cleaning up after your pet.
So far, we have enjoyed our decision. I will be glad to report honestly as our lease at this complex continues.

I am not management or affiliated with management. The above statement is just crazy. First of all there are some issues here to complain about but noise I dont feel are one of them. I know I have some loud neighbors but I never here them once inside my apartment because the floors are concrete and there is double sound insulation between units. Some of you people act like these apartment are the ghetto or something. Get a grip!! Most of you are rich momma boys and girls and expect this to be lake forest. Well its not, it is an apartment complex, there will be issues.Move out and buy your own place and then complain

I am far from a "rich momma boys and girls." Please believe this. If I were, why would I have picked River Oak in the first place? I don't even know where or what Lake Forest is. Let me point out to you and the readers that...not all noise comes through the floors. There are these things called walls, too. They've been around for a while now. There are also things called windows. You know, those things at River Oak that let extremely hot and freezing cold air in. Maybe you got lucky because you lived next to someone quiet. Good for you. I didn't say it was ghetto, but if that's what you think I meant, fine. The site is for people to post their opinions, their reviews. If you have a problem with other people's opinions, maybe you should go lock yourself in your quiet crappy apt.
