Flooding, bad management, and safety issues...

We loved these apartments when we first moved in in 2005, and we still love the location and design of the apartments. Sadly, the management staff has allowed the apartments as a whole to go down hill in the last 8 months. I remember the days when the apartments were beautifully landscaped and managemet responded quickly to repair request. These days the apartment has gotten so cheap as to use pine needles for mulch (they previously used manure) and the safety of the apartments in recent months has become questionable. There have been a couple break-ins (vehicle and apartment) in recent months.

AND...the flooding issues must be addressed. Yes, the apartment complex carries FEMA insurance on the first floor apartments, but this is because the apartments have flooded on a regular basis (1997, 2002, 2004, and 2006), destroying the first floor apartments. The FEMA insurance also will NOT cover your car. So even if you live on the second floor, you may be at a loss and the management team only helped out the first floor residents with their offers to move and $500 checks. While the recent floods were bad, they were particulary horrifying here at Stonemill and not a single member of the apartment team was seen until 5 am the next morning (the flooding started around 10 pm). This is not what I consider a fast response time. If anyone attempts to deny the floods, they are documented in concrete on the stairs (yes, each of the floods mentioned covered the stairs) for all to see.

Had the management team notified us of these floods prior to moving in (which legally they should be required to do), and if the apartment complex was still as nice outside as the inside, we would recommend this place. However, due to the above mentioned circumstances, I recommend you look at other properties that will not flood and will respond to your needs with more than an "I'm Sorry". The one positive is the maitenance team, whom you will always find polite and positive.
