Flooded back in 2004 - lost everything

Years at this apartment: 2003 - 2004
It was five years ago (7-10-04) that Stonemill Village had a major flood that took out almost all of the lower level apartments near the railroad tracks. It was the most devestating thing that has happened in my life so far. We had 10 inches of water in our apartment. It was up to the bottom of the outlet covers. I was home at the time and managed to save some items, but I also left to get my car out before the water got too high (I got it up to the tennis courts before it stalled and then I ran back to the apartment). Needless to say that we lost all our furniture, some electronics, clothes, books, and all our food. We had to shut the power off to keep from being electrocuted by the rising water. The only good thing I can say is that they were up front with us about the flooding situation and they did provide our apartment with flood insurance (that they paid for each month). We knew what we were getting into and knew the consequences, at least we thought we did. But when FEMA came in and assessed everything, they depreciated all of our belongings so we didn't get a full replacement value. An example is a couch that you paid $1000 five years ago was cut down to $500 (10% depreciated off per year). Stonemill did put us all up in a hotel while they were fixing the flood damage but we ultimately decided to break the lease when we found out that they completely lied about everything. We were told that they would reimburse us for eating out due to being in the hotel and for the lost wages from having to take off work to try and get what we could salvage out...this never happened. They also said at one point that Mid-America properties would pick up the tab for what FEMA didn't cover so we could get the full replacement value...lies. We were told we were lucky because some of the apartments that got hit further up toward the laundromat didn't have flood insurance and that they were getting nothing. There should have been a class action lawsuit but we had to sign a paper agreeing not to sue before they would release our FEMA check to us. And after you've pretty much lost everything, you kinda need the money so you have to sign. It was just a really terrible thing that they did to us and others. The worst part about it all was that they kept letting it happen (I believe we were the fifth flood in ten years and then there was another in 2006 from the looks of these reviews). It's all very sad that they can do this to people and get away with it.
I drive by every now and then just to see how it looks and am now pleased to see that they've finally put a landscaping barrier between the apartments and the railroad tracks to keep the water away. They've also put in sewer grates in the parking lot to allow the water to drain. I'm not sure how much it cost to do that but I'm sure it was a lot less than having to pay all those flood insurance policies every month. So, in conclusion, I would not recommend Stonemill Village based on the flooding issue and their lies about reimbursement but I am thrilled that this will hopefully never happen to anyone that lives there ever again.
