Pros:
1. Location is excellent.
2. Rent is not as high as some other places.
3. The repairman will come around quickly and try to make repairs, provided it is not a major repair.
4. The leasing office people are usually OK and helpful.

Cons:
1. In the last year or so, rather undesirable people have started to move in. Only yesterday, one of the residents got killed in the complex. Also, I haven't seen so many males loitering around/sitting on their steps/porch and staring (and I mean STARING, OGLING) at any passing women, age no bar! Rascally teenagers (a redundancy) abound adrift!
2. Old apartments: roof may leak at times. Carpets may have stains that are permanent.
3. Applicances will break down as they are old. That they are repaired quickly is a fact, but this will not prevent them from breaking down again.
4. Pray you get good neighbours who are family people. Otherwise, you'll hear all kinds of thumping music and Spanish rap late late through the night (Ole! Aye Carramba!!!)
5. Don't piss-off the manager!
6. Hope your car doesn't get keyed, or your wheel covers get stolen! Does happen and I blame rascally teenagers.

Summary: You get what you pay for. That said, the quality of this neighbourhood has gone down in the last year or so. I don't think it is the race of the tenants: rather this is a factor of the socio-economic class to which they belong.

Suggestions: Do a thorough inspection of the unit you want to move in. Ask the office staff to give you the moving in terms, including the extra payments for water and dryer etc. in writing before you sign the lease. Find out who your neighbours are going to be. Do a drive around the neighbourhood three-four days in a row, at different times of the day.

I would have to agree that over the last year the "good" neighbors have moved out. We have one now that plays the loud music- spanish or whatnot I just here the thumping- management wrote them a letter after us complaining - we asked several times to turn down before heading to management- their english not so good. The last time we went to management they told us next time call the cops. I just hate to do that but I may have too.

This is actually an accurate picture of what Vieux Carre is like except management unless by "ok" you mean rude. I have had 3 flat tires that could be fixed no the less it was obvious sabotage by kids who have nothing better to do. This place is turning into a slum rapidly and I put the sole blame on management.
