I lived in Azalea Point from August '05 to August '06. I was ready to move out a week after I moved in.

For starters, the unit I got was pretty beaten up compared to what we later learned was a model apartment. The floor in the dining room was scratched and punctured all over the place, some of the walls were bowed, poor electrical wiring, old fixtures, cheap and energy-inefficient appliances...When I moved out, I had a $300 monthly electric bill in a 1200 sq. ft. 3-bedroom unit. Now, in my 1600 sq. ft. house, I never pay more than $120.

The majority of the residents are real party types. My upstairs neighbors regularly made sounds that honestly made me think they were bowling, or otherwise throwing things at the walls. Parking is pretty atrocious - even with assigned spots, the frequent block parties in the complex mean that visitors take all the assigned parking (and never use the visitor spots), and the security company has been pretty much useless.

Flooding/drainage is really bad in this area. Rainfall during Katrina and Rita essentially matched what we saw other times during the year. In building 21, three of the lower-floor apartments regularly have to have water-damage maintenance done to them after a normal-sized storm comes through. The parking lots flood easily, and it's not uncommon to see residents driving their cars up onto the sidewalk to lift the engines out of the water.

Apparently maintenance in previous years determined that the best way to clean an apartment following a vacated tenant is to just paint *everything*. Our mirror in the bedroom had paint on it. The toilet and tub had been repainted. The wall fixtures had been partially painted over. The corner guards on the wall by the door had been painted over (and were starting to pull away from the wall because of the bowing, causing a nice big full-length vertical crack to appear on the wall). Some of the walls had nails and thumbtacks inserted in them from previous hangings - these too had been painted over. There were *stickers* on one wall - again, painted over.

In short, this place costs as much as it does only because it's rather convenient to campus. Otherwise, it's a nightmare.
