I lived at OLT twice. The second time was just after Katrina and no other vacant apartments could be found in BR (other wise I would not have returned to OLT). Each time, BEFORE move out day, I visited the office to go over 'financials' - to see what is due and get things squared away. The first time, OLT sent letters after I moved out trying to collect money for something not mentioned in the lease (Thank GOD I kept my copy of the lease). I even had to consult an attorney before this was resolved. Then Aug 2008 - I bought a new home and had to break my lease (can't pay rent and mortgage - don't know many people who could). Anyway, did the same thing... visited the office to square away financials only by my calculations I owed much more than what the office person calculated (turn over of office staff is HIGH, btw. Revolving door). He had failed to calculate in the penalty for breaking the lease. When he recalculated, it came to exactly what I had calculated ... and I PAID IN FULL right there, on the spot. A month or so after I moved out, I got mail saying I owed more money; then the VERY NEXT DAY i recieved a letter saying that was a miscalculation and I owe nothing. now, 7 months later, I've recieved notice from a collection agency over $30! - no letters, no phone call, NOTHING in 7 months and they go straight to a COLLECTION AGENCY over what I would consider a RIDICULOUS amount, which I would have paid back in Sept 2008 HAD THEY NOT TOLD ME THAT I OWED THEM NOTHING.
Other pros/cons:
They sometimes notify you of major work that's about to happen; and sometimes they do not. It's about 50/50 - so for all of you night employees that work at the hospital up the street : expect to be awaken during the day pretty regularly with maintanence stuff.
Maintanence does come out for major things right away - say if your A/C goes out in the middle of August... however, they usually just 'band aid' the problem instead of fixing it - so a couple weeks go by, then you have the same problem again.
there was also an incident of attempted rape at this complex while I lived there. OLT did issue a notice right away... but it made me wonder if they were doing criminal background checks, like they state they do - particularly just post Katrina when things were so chaotic. I wonder if this policy was dropped during that time'''
These people are not worth the headache - at all. I don't blame the never ending revolving door of office personnel... they are not the constant there. Management is.
