I'll start with what I like: The layout of the grounds and the apartments themselves is nice. The huge windows in the living room are great, if you are lucky enough to have a good view--mine is of the pool. I don't ever have a HUGE issue with parking, but I do see a lot of guests that do take up spaces needed by residents. I believe that the management is starting to be somewhat proactive about the situation by requiring most guests to park outside the property and towing those who park in paid areas. The location of the complex is good--fairly secluded away from busy Sherwood Forest, but close enough to have instant access to where you need to go. I have also never had any real issues with noise that I could not resolve with my neighbors--and they were isolated incidents. It is also very pet friendly!

Problems' Hmm. My biggest concern is that the units are NOT energy efficient. You should not pay upwards of $100-$150/month to cool 800 square feet. The units, along with the other fixed appliances are somewhat outdated, and weigh heavy on your energy bill. The staff could do a better job of keeping the grounds well kept--they are in need of a paint job, as well as the doors, breezeways, and patio balconies of all of the units. The areas around the trash receptacles are always unkept--but I also think that residents could do a better job of disposing of their trash.

The apartments also lack adequate light fixtures. Bedrooms have no artificial light or ceiling fans sources and residents must depend on lamps or other means. There should be either a bigger vent or multiple vents in the bedrooms as well--it gets extremely hot and also makes it difficult to open your blinds because you're trying to keep in the cold air!

The complex could do a better job overall on maintenance requests--coming from a previous complex where rent was cheaper, it is frustrating not to have timely service on work orders--that IS what you are paying rent for. The management staff is also not as friendly as I would think that they should be, but that's something I can live with, as long as my needs as a tenant are being met.

Overall' If I could do it again, I would live somewhere else if I could pay the current price that I am paying for an energy efficient unit, good maintenance records, and adequate light fixtures. Otherwise, I would recommend that you explore all available options before you make your housing choice.

I agree with you on the majority of these points. I have been living here for about a year and i'm about to move for personal reasons and because of the rent. It is very high for a place that doesnt even have a ceiling fan in the bedroom. Also, while I haven't had the problems with maintenance that most people are complaining of (length of time to repair), there have been SEVERAL instances where they come to fix whatever problem I called about, but they "checked" the wrong thing and quickly reported that nothing was wrong...well if you check my dishwasher when I called about my garbage disposal then of course you won't find anything wrong. On a more positive note, the area is really nice. Most of my neighbors were really nice. There was never any issues of crime to my knowledge. My utility bill was never more than $35 (there was one month when it was $11). If the rent was cheaper (and they just went up by the way) I would stay there forever :)
