We moved into Sherwood Acres yesterday. When we were shown an apartment before we moved in, it was nice and had no problems. We weren't given the chance to view our apartment until we had already signed the lease. Big mistake! Once we moved in, we noticed countless things that were wrong with the unit. I will go through them room by room to give you an idea.
Before I do that however, I must say that the A/C unit is broken. It is frozen up and the filter was filthy and crumbled in the A/C tech's hands. He tinkered with it for a few minutes but never actually fixed the problem. The A/C unit panel was painted shut and the tech had to pry it open, and when he did, he tore off a four inch chunk of paint which he left on the floor below the panel. The A/C coils that the unit sits in front of are bent and look very old and are extremely filthy. I have never felt the need for a HEPA filter until now.
There is a horrid smell in the kitchen. I moved to Baton Rouge from the New Orleans area and was in New Orleans for Katrina. This smell is just like how the refrigerator smelled after the storm. It's disgusting. A rat or other small animal must have died behind the sheetrock or something. The A/C tech guy said he couldn't smell anything. Unbeleivable! I have a Febreze Scentstories which I plugged in near the smell and it didn't come close to helping with the smell. I even sprayed Clorox aerosol disinfecting spray and it helped for about ten minutes and now the smell is back just like before. It is the most nauseating smell I have ever smelled in my entire life. There is torn wallpaper and also one malfunctioning electrical outlet. There are big gouges in the linoleum and the cabinet doors don't shut properly. Countertops are wood-grain and are sealed with white caulk. The dishwasher has ants in it and you have to literally lift up the countertop to lock the dishwasher, and because of that, there are missing pieces in the formica countertop right above the dishwasher. The faucet leaks from the base when you turn it on. They obviously didn't clean or inspect this unit before we moved in because we found a bowl and plastic bags in one of the cabinets which was left from someone who used to live there.
The master bathroom has mold under the sink, is missing the shower rod, the bathroom door doesn't lock, the tub's paint is peeling, and the wallpaper is peeling off. There is no heater in this bathroom, and the bathroom closet sticks. The toilet has to be flushed twice, the tub has a horrible caulk job. And, there is mold under the sink. We found a barrette and bobby pin on the floor which belonged to the previous tenant, which again shows that they didn't inspect this apartment before move-in.
In the master bedroom, the ceiling fan blades were loose and the fan is very noisy.
The window is missing the screen, and won't stay open. When something is plugged into one of the electrical outlets, it hangs out. The outlet is loose. The door sticks and doesn't lock.
In the living room, there is a broken outlet cover. The mantle has a major bow in it. The windows have no screens. The front door is missing weather stripping and doesn't close properly. The chain for the door is broken, and the peephole was falling out.
In the dining room, the window was painted shut. We scraped the paint off to open it since the air conditioner doesn't work. When we tried to close it, we found out that it didn't lock. This window can be easily broken into without a ladder since it overlooks the entrance and balcony. This is the only window in the apartment that has a screen and it has two big holes in it. The A/C tech said that they are short on screens when asked about it. The only reason why I picked a second floor unit was because I like to open the windows when it is cool outside. Now it looks like I could have saved a lot of headache moving in had I picked a first floor unit, since I can't leave the windows open anyway. The rod to open the blinds broke off. The breakfast bar is missing huge chunks of formica, has holes in it, and it looks like the bar itself fell off at one point because it has two nails drilled through it.
In the second bedroom, the ceiling fan makes an irritating noise when on high, and the window has no screen. The window is not sealed to the frame. There is sheetrock coming down in the closet.
In the second bathroom, the shower rod was not installed properly and fell off already. There is no heater in the bathroom. The locks work but the door knobs are loose. The cabinet and drawers don't close properly, and there is some sort of sticky substance in one of them. There are paper towels laid down in the drawers functioning as drawer liner. The toilet leaks, has to be flushed twice, and there is filth behind it. The sink needs both hot and cold caps on the knobs and the shower needs the hot cap on it. The bathtub has no stopper.
Apparently the walls are pretty thin between the units becaucse we can hear when someone runs water in a neighboring unit, and it is very loud when this happens. We can also hear doors open and close. The only things that I can say were done to to the apartment before we moved in are that the apartment was painted and it had new carpet. When looking for an apartment, my advice to you is to make sure you inspect the unit THAT YOU WILL BE MOVING INTO AND NOT ANOTHER UNIT BEFORE SIGNING YOUR LEASE.
After going in the office and raising ten kinds of hell, they gave us a different unit and gave us rent discounts. This unit is much better, and only had a few minor things wrong with it, which they have already fixed.
