Awful, unsafe place to live

I have lived here for 6 years, and for the first 4 years or so it was decent. But ever since we got a new manager it has been a complete disaster. I just read a review by someone who said Ebony told them there had been no robberies here. I know that to be false since my CAR was stolen from the parking lot right before that time and I was sure to notify the leasing office so that they COULD tell people about it, not to mention getting robbery notices on our doors at least once or twice a month for the past year. The rise in crime here has me constantly concerned for not only my property but also my safety and the safety of my little boy, who I don't even feel I can let play outside without danger. I question the safety of the structures as well since I witnessed one of the buildings next to me burn to the ground because of the wiring in the attic and the absence of fire stops to prevent the spreading of the fire.

There are many residents here who do not care how loud they are, playing music loud in the parking lots in the middle of the night, screaming at each other and getting into arguments outside, etc. The children who catch the bus to elementary school in the mornings run rampant on people's balconies and block stairwells. I have even seen them climbing on people's vehicles in the parking lot and jumping on the hoods on more than one occasion. A parent or two is usually outside with them listening to an iPod and not even caring what is going on around them. My sister and I were at the pool one day watching our 5 year old boys swim, and these trashy people came out there and were drinking and smoking pot in the pool talking loudly about cheating on their husbands and sex and God knows what else around the little kids that were there, including their own. Management doesn't do anything about it.

There used to be a lot of good people living here, but they are all moving out due to the diminishing quality of life here and the increase in rent - it has gone up over $250/month since I've lived here, probably in part due to Katrina - everywhere has gotten expensive, but the percentage of increase here is disproportionate to what it's worth. It seems to be rising in price at an increasing rate as well, and without any improvements done to the place to make it worth it to stay, not to mention the type of people that have been moving in here and all the crime that has been going on lately.

Ever since the new management took over it has been piss poor at best. The previous manager was kind of a ----- but at least she knew what the hell she was doing and did her job properly. After living here 6 years, we have yet to get our 5 year resident parking spot (you only get a parking spot if you've lived here 5 years), which isn't that big of a deal but it shows the lack of attention shown to the residents by the new management. It has become increasingly annoying as parking has become a huge issue recently and the spaces are always full except in the middle of the day. At one time we locked ourselves out of the apartment and called the office to borrow the spare key, and even though it was only 4:30pm they tried to charge us $140 dollars for emergency after hours response because the manager had decided to leave work early and would have to come back to get to the keys. There is never even one person in the office at lunch time and it is difficult to get anyone on the phone even during the day. If you do have a real emergency after hours, you have to call the 'emergency number' which is actually the same number as the leasing office, but nobody is inside. You have to leave a message on the answering machine which they seem to NEVER check because they usually don't even give the # for whoever is on call that day.

Our sink began leaking during the night on a Thursday night while we were asleep. Upon finding a bathroom floor full of water in the morning we attempted to turn the water off under the sink but the knob was rusted in its position and would not budge. We informed the leasing office of the problem and whoever took our call did not write up a work order or inform anyone of the problem but instead ignored it. When nobody showed up on Friday because of this, we ended up spending the entire weekend emptying buckets of water and mopping, unable to shut the water off or contact anyone else until Monday at which point someone finally came to fix it. The maintenance crew is actually pretty great at their jobs and seem to be good people; it's the management that is the issue because they fail to write work orders or notify maintenance or care about the tenants.

We have had several other problems with leaks in our apartment(the sinks, the air conditioner, the tub, the dishwasher) as well as mold and mildew forming in our air conditioning ducts because of these leaks that seem to reoccur pretty often (my sink is already leaking again). The buildings don't seem healthy or safe in that respect.

Ebony is constantly leaving rude notices on our door. Upon our last re-signing our lease (not because we wanted to stay here but because we couldn't afford to move at the time), we were informed that it is now mandatory to get renters insurance, which is fine. We were told we had a week to give them proof of insurance, but then she called 3 and 4 times a day every day as well as left rude notices on our door that she needed the proof, beginning the very day we signed our lease. She was calling my husband's cell phone while he was at work several times a day. Another notice that was left on my door was to "tidy up my balcony" because I was in the process of re-potting 3 plants and had the 3 new pots and bag of soil sitting in the corner while I ran to the store for 15 minutes. For the 15 minutes that those things were sitting on my balcony she came and placed a notice on my door. If they don't have your rent BEFORE the morning of the 1st (it's not late until the 4th) then they leave a notice on your door for that too, as soon as they open in the morning of the 1st.

We will definitely NOT be renewing our lease when it is up in a few months and if I can get out of it before then I definitely will. This place is AWFUL and being here is enough to make a person miserable.

They did the same thing to me with the renters insurance! I renewed my lease three months early and they were still calling my phone, my work phone, and my parents' cell phone and home phone (my emergency contact)multiple times a day for the proof of insurance. My air conditioner also floods my kitchen regularly and one of my living room windows has been leaking for almost 2 years (it's not that they haven't sent anyone to fix it...). Ditto on the robbery and break-in notices. It's not safe here. If I could afford to move, i definitely would, but like you said, it is so expensive everywhere in Baton rouge right now. I don't think Ebony is the manager, though..isn't Danielle Sinclair the manager? You probably didn't know that because she's pretty good at avoiding her tenants.

I agree a 125% with everything I have read in this today! I have also lived here six years and if I could move I would! They have gone through a lot of girls in the office in the last two years. Danielle is still the manager but good luck with her helping you with anything! Kathy is the ONLY ONE WHO cares about anything on the property and they are working her to death. The young girls I never see walking the property but Kathy always .... why did they not give the MANAGER job to her, I can't beleive that she can put up with the others in the office! As far as them calling on different issues, they drive me nuts, I am one that handles all my buisness in a timely fashion and everytime they call, leave notes and not nice ones at that. I have called many times concerning this and they JUST DON"T CARE!!!! I also have a five year sign, that is when it is up and not fallen over, (why not just do things right the first time, it would make life so much better for us and them). But no hope in that department EVER!!!!! (The Paris Hilton way of writing)!!! I can only hope that oneday they will be renting from a place that treats them, like "WE" have been treated, and to think I pay for this ..... it makes me sick every month when I write that check! This place is a nightmare and they have no controll over anything ...... do we even have POLICE living here any-t-more (and if so what are they paying for rent) or are those cars just there for looks???? I use to love to walk at night, but not anymore, they are smoking crack in the laudry rooms and yelling at you to buy it, I have reported this many times and called the law, but if the staff doesn't care why should the LAW ...... This place is a joke!!!..??!! Doesn't the home office care that they are going to lose everyone that pays and cares because of Ebony and Danielle?? "O" and lets not forget that real piece of work they call Leadita ..... what another joke ..... she can bark but her bite must note be much, becuase the other staff won't do anything for her not even put up a sign!!!....!!!

Kathy is the -----...I dont know where you got that crap from. When I did'nt renew my lease, she tried to bully me into staying and went so far as to say I was "Making a huge mistake".
