So, I was a great tenant- always paid my rent on time, my checks never bounced, and no one ever had a complaint against me. My first year's lease was 1 year (12 months) and being a fool, I resigned another lease (which oddly was 13 months). This place has no assigned parking, but I'm pretty positive that they have some scam set up with a tow company. I got a sticker on my car (May 2008) stating that it would be towed because it did not have the emissions sticker. However, a towing company cannot tow you because of this- a cop can only give you a ticket for this. And it does not state anywhere in the lease that a car specifically needs to have this- and they do this to rob the residents. So, I wrote them a letter stating that I would terminate my lease on December 31, at what I thought was the end of my lease. The same day, I got a packet saying that I would have to pay $610 because I was cutting my lease off early (when in fact the lease says $605). I re-wrote them the same letter stating that I would move out on January 31, and I figured I would wait another month- cause it's not worth my money and deposit, and I honestly assumed that my lease was a 12-month lease, since the first one I signed was 12 months.
I dropped off that letter 2 days after dropping off the first one, and I heard nothing from them, so I assumed all was well. I went in on December 31 to pay my rent, and they told me that they were waiting for me to turn in my keys!!! Err- they did not notify me 30 days in advance for one, but more importantly, they screwed up and had a huge clerical mistake! The Lady in the office took my rent and was VERY VERY rude to me. She told me I had to vacate the apartment (at 5:00 on New Years Eve). I told her this was not possible as they had screwed up. I talked to the manager the first thing the day after New Years and she fixed everything, and assured me it was a clerical error. So, I got to stay until I found a new place later that month. And you would think that would be the end of the misery...
NO- I went to turn in my keys. My apartment was very clean, everything was moved, bathroom clean (besides normal wear and tear), appliances clean (BTW- the fridge dates back to the mid 1970's). I turned in my keys, and I really didn't have time to do a walk-through with them, but I should have taken the advice of my finac and done it cause they sent me a notice saying that things weren't clean (the stove, which I hardly used, only to cook bread), the fridge wasn't clean, and the blinds were damaged. One of the sets of blinds did not match- so yes, I will accept that, but it does not cost $75 to replace them, you can get them at Lowe's for $5. My deposit was $150 and on top of that they wanted another $185!
Seriously- these people will treat you like the Pope when showing you everything, but once you sign that lease, everything is downhill. If you are unfortunate and do decide to live here, please demand to live in the front units, cause in the back is where most of the crime occurs (shootings, rapes, robberies, drugs, etc...no I'm not exaggerating). But, pay the extra money and live somewhere else. It's not worth your safety and sanity to deal with this place.

do like i did,i have over a hundred detailed pictures of my apartment,if they took you to court,the judge will throw it out anyway,these people have had hundreds of complaints filed on them already...i know a dozen people who have broken lease at this dump

Sherwood Acres is a bunch of crooked theives!!! When we moved out they had the nerves to take me to court for unpaid damages...bullsh*t! The office manager called and left several nasty messages for me before she gave me the opportunity to call back(I was at work in a meeting). So I called and cursed her out! That eased my pain but the headache I went through with them was ridiculous.
