I have been a tenant for 2 years. I lived in a 1 bedroom first. The prior management informed me when I moved out that the carpet is inexpensive and changed after a tenant moves out. I had a $500 deposit and was given a 100% refund when I moved out. In a couple of areas the carpet had black marks on it; it was not mud or a spill. The prior management informed me it was just the carpet. I moved into a 2 bedroom and my deposit was applied and we paid another $150.00 for the deposit. I never was late on rent. You could have eaten off the floors when I moved out. During the move-out, the management told me the apartment needed renovations. I fully expected my 650.00 deposit back. I called about it a couple of weeks later and was informed I OWED over a thousand dollars! There were the same black spots in two locations and they want to charge me $1100 for carpet in the entire apartment. The rude "property manager" told me I spilled oil on the carpet. Right. She said they do not change carpet every tenant but rather every 5 years. Inspection of the carpet will show that it is just laid there; there is a crack along all walls. Also, the wood on our door was rotten. We had to call maintenance 4 times before maintence came and "fixed" the door. Now, they want to charge us $60.00 to fix the door. This apartment complex attempts to charge tenants that are moving out for the normal wear and tear that occurred even prior to occupation. They want to charge tenants that are moving out for the fees incurred to rent the apartment to another tenant. I will not pay. This is wrong. Do not take the risk of moving here! odusyNYCcZ7yL3Bj5JtG

The carpet was brand new when you moved in, you lived in that apartment for one year and your deposit was $250 (you paid $150 for a 1 bedroom initially & when you transferred you paid an additional $100 to cover the large deposit). You moved in the 1 bedroom in Nov 2004 & out of Bayou Oaks Feb 2006, which is a little over 1 year. No apartment community changes a carpet every time someone moves out because it is not inexpensive but is the cost that you stated you were charged.
