The entrance floods at every rain. There has been no attmempt to control this. Parking is inadequate during the night. Don't throw your garbage away at night unless you like being confronted by wild racoons.

There is excessive lighting. No violent crimes happen here, but because of a few break-ins, excessive lighting has been installed, but does not negate the small amount of crime that was here to begin with. The lights go out for a few minutes when they get overheated (which happens very often), so if the lighting did in any way curb such break-ins, the dim periods give someone ample time to do the job. No attmpts have ever been made to tell people to keep an eye out or do anything that would actually work.

Expect to have bright lights installed outside of your bedroom window. You are not allowed to put anything on your windows to keep the light out. They won't give you your key until you have completed a contract describing what you find wrong with the apartment, which means you are pressured to find out quickly and won't find most of what's wrong until a few days. Expect to get blamed for the problems that were there before you moved in. It's all part of the Pinwoods Scam. If you are expecting your damage deposit back, then you are sadly mistaken.

Oh yeah, you get to share a water heater with a neighbor, but don't expect for them to tell you this before moving in. Which one of you has to foot the bill' You'll probably never know. You won't even know which neighbor you share it with because they'll probably tell you the wrong one (if you realize you are sharing a water heater and that's why there's never enough hot water). The water in general is distgusting and requires a filter to drink it. The phone lines are old, dont expect a dial-up modem to sign on faster than 24-26k.

They have a bad habit of selectively enforcing rules. They also like to create new rules and pretend they were there all along. You can expect to get a notice telling you of the new rule (or revision of an older rule), but written in a way saying you are in the wrong for breaking it. Expect any such notes, or notes in general, to be datd 3-6 days prior to when they actually post it. Most notes are posted Friday afternoon, right before management leaves, so that you can't come in and complain until Monday. Because the note was backdated, you look even worse if you try to complain to there bosses in what looks like a whole week later.

If you have small repairs, don't expect them to get fixed. You can expect to hear noise at night (generally from the train tracks, lafayette waste water treatment center, or any of those places in the industrial area a few blocks away). At about 6 am, the traffic starts, and the sounds from Ambassador Caffery, I-10, and Bertrand echo throughout the apartments.

If there is ever an event at the Cajun Dome you can expect to here all the noise inside your apartment.

There is so much to go on and on about. It's such a terrible place. It is the most poorly managed apartments I have ever encountered. I hope all of Latter & Blum's properties are not managed in such an unprofessional and donwright terrible method. I just can't trust them now; I will always recommend to my friends to make sure any property they are moving into is neither managed by Latter & Blum nor being sold by them.
