I like the tall ceilings and the existing brick walls. I think it's great as a student apartment. And while it's on the high end for New Orleans, it's cheap compared to NY and California. But it is a little overpriced, and as they are now converting everything over to condos, I wouldn't think too seriously about buying here. The walls and floors are paper thin. When your neighbors get home at night, it sounds like someone coming into your apartment. (Fortunately most people don't make much noise.) The wood floors have been hastily varnished with hairs and dirt trapped in the surface. One side of the building overlooks a bar that has loud live music about 6 nights a week. (Ask about it on a tour and they play ignorant. "What bar' Music' Not that I'm aware of.") Renting, they expect you to sign a lease, and also sign a waiver that allows them to cancel the lease at any time they decide they want to sell your unit. And then they'll try to charge you the non-refundable cleaning fee, when they are going to be going in to do construction for the condo conversion anyway. You hear dogs 24 hours a day. Watch your step outside. And maintenance staff feels free to enter your unit without notice or permission. (Not wise to leave a wad of cash lying around.) The kitchen is very small, but nice and open. It's nice that cable is included, decent microwave, good central AC, ceiling fans. Relatively safe neighborhood, with a few places to walk to at night. One so-so grocery store within walking distance. All in all I don't mind renting until I decide I want to buy somewhere.
