I will never live in another 1st Lake Property!! When I went for a showing of the apartment prior to renting, everything was beautifully landscaped. There were numerous fountains, creeks, and pools that looked so beautiful. Even the apartment they showed me was completely renovated. Then it came move-in time, and the apartment that was available for me to move into was much different than the one I was told I would get on the walk-thru. My apartment had outdated appliances, the carpet was stained very badly, and shelves in the closet were not even connected to the walls on both ends. I asked that the carpet be replaced, but they said no just make a note of its condition on the move-in form. Well, that was just the beginning of a two year long nightmare. The dishwasher backed up into the sink every time I ran it, the hall bathroom toilet ran non-stop, the master bath sink took 5hrs to drain, the master bath tub never drained, and the disposal didn't work. I wrote work orders for these things every week, and supposedly maintenance "fixed" them every week. After one year, I went in to let them know that I could not take it anymore and that I was leaving. The manager asked to speak with me in her office. She explained how they had just had a management change, and that things were definately going to change around there. She was very apologetic, and asked me to please give them another chance. This is where I should have run out of the door, but I was a sucker. So, I signed for another year on the promise of better customer service. Guess what--only one thing changed!! The office staff was much friendlier every time I put in the same work order, but the problems were still "fixed" by maintenance the same way. So, basically, I signed myself up for another year of the same old thing. Then half-way through the second year, my upstairs neighbor's air conditioner drain valve malfunctioned. So, her air-conditioner began draining all its water through the ceiling, down the wall, and into my hall carpet. I called on a Friday afternoon when I got in from work to say that there was standing water in my hall. I was told maintenance would try to get to it before they went home for the day. No one managed to get around to it until I called irate on Tuesday because now there was 4 inches of water in my hall. They did fix the drain valve, vacuum the water out of my carpet, and spray an air freshener. But they did nothing for the ceiling or wall that had been wet for days even when I requested that they do something. They said it would be fine. Well a couple of months later black mold starting growing on the ceiling and wall where it had gotten wet. I called about it, and they did nothing. Then the real kicker was when the economy started getting super bad a couple of months ago and my lease was a couple of months from running out, I started looking online for somewhere else to live that was easier for me to afford. I found ads online for Hickory Creek Apartments with the same amenities, same floor plan, and same square footage for $145 less per month than I paid. I called to verify this rental price, and it was correct. Then when I said I was a current resident and would stay another year if they would lower my rent to that advertised price, they said no that is only for new residents. Wow!!! So, I gave my notice and left, which was not easy because I had to hire someone to move my furniture for me (extra $$). Now, I rent a house with the same square footage in Old Metairie for $235/month less than that apartment. I learned a very valuable lesson--I would rather live in a tent than at a 1st Lake Property.

I've been living in the Creeks Apts (1st Lake) since pre-katrina and can relate to the issues that do happen. Considering the amount of rent we pay, the management staff here is EXTREMELY tight on rectifying the problem permanently and instead bandaid the issue. I will not be re-signing my lease since rent prices are finally dropping.
