Amazing staff, low rent, nice area

I lived in these apartments for a year and a half while I was in college. I shared a two-bedroom two-bathroom apartment with a roommate, and we each paid $297.50 a month for rent. These apartments are really cheap, which was perfect for us. They are in a great part of town--I parked on the street along with several other people, and we never had any problems. The complex is right across the street from the Broadmoor Library, and the neighborhood was cute, clean, and felt very safe (I used to run all over the neighborhood and would always see people out walking dogs or doing the yard). Maintenance and the manager were AMAZING. We lovingly referred to our complex as the "old folks' home," meaning we rarely had problems with noise, and we knew all of the neighbors on our floor. I got to know the manager pretty well, and she was always very eager to fix any problems. Our apartments were really well insulated, so we rarely heard noise from neighbors (sometimes my roommate would hear the neighbors' baby crying on her side of the apartment. These apartments were very clean and pretty big. The appliances were pretty old though, and not the best. The carpet and paint on the walls was brand new. We did have several minor problems, but maintenance was there within 48 hours--a couple of times they didn't really fix the problem, but I would just let them know and they would be back to try again. I loved the staff at Park Villa! I would definitely recommend these apartments to anyone--they were perfect for my roommate and I because of the low rent. We never had bugs (a bug guy sprayed once a month). Trash is picked up from your apartment. mail is delivered to the door. They definitely aren't luxury apartments, but they were very clean and simple--perfect for a first apartment.

The only major problem we had was a leak in the roof of my bedroom. Apparently, the roof on our building had to be entirely replaced, but we decided to move out. As we were moving out, men were already on the roof fixing everything (that was January 2007), so that probably wouldn't even be an issue. Another thing I should mention is that from the outside, the apartments aren't very pretty (and I saw a couple of other floorplans which weren't great--I personally thought mine was the best). We were lucky enough to have all of our windows facing the neighborhood; if your windows face the inside of the complex, you might not have the best view.

There were two swimming pools, but we never used them. They actually were drained early last summer while it was still warm, and then they never refilled it. I'm not really sure what was going on with that. But the few times I did go to the pool, it was fine. Nothing great or terrible to say about it.

These are great apartments if you're willing to live without all of the nicest, most up-to-date amenities because they're cheap, most of the tenants are very friendly, and the staff was incredibly friendly and eager to make sure we didn't have any problems. Good luck getting an apartment though--I hear they go fast (my old apartment was having the roof repaired, and when I went to turn in my keys, a man was already filling out his application to move into THAT apartment as soon as it was ready!).
