Let me share the positives first
grounds are well maintained from the shrubs to the pool, everything is nice and tidy, great (new) fenced playground for the kids.
all the neighbors i have met are great, very great bunch of people to live around, and I feel safe walking to my house at night from my car.

Now for the problems:
Manager is nice as pie, however i have heard nothing but excuses with every single issue i had to be (slowly)fixed and completed. If you have to make up that many excuses for why things are the way they are then you do not need to manage that property. the effiency of her staff is not in question, her efficiency should be.

-The apartment should not have been rented in the condition it was rented out in. NO EXCUSE for that, however i got about 15 from her. it was dirty to an unsanitary condition. it looks like the prior tenants packed and walked out...
-repeatedly entered my apartment to check on complaints I had made without prior notice.
-walls are thin as paper, every floor creeks, so when your neighbor gets up for a midnight snack, the creeking is so loud you would think you had a robber trying to creep into your bedroom.
-have had several issues with the smell.
-Parking is horrible . people are lazy and don't park in stalls but behind other cars, it's a joke. -upon moving in i was told those get towed...ya right nothing has been done. ever.
-it's not a gated community when the gates don't work. I was told they would be up and running over a month ago...i got another excuse when i asked about them.
-your electric bill (if your not careful) is going to run you $200-$300 dollars.
You don't want to put beds by the window because the windows are so thin you can actually feel a draft..yes..

If it wasn't for a lease, I wouldn't be here anymore.
