These people are crooks. They'll break all the laws in the books and get away with it, because they primarily rent to students who don't know their rights as tenants. Read all documents closely before you sign anything.

The co-signer form is not legally sound because it does not specify which lease it applies to. It only asks for the property address. This means that your co-signer (mom' dad' grandma') is legally agreeing to be the co-signer for every tenant to EVER rent that apartment. My co-signer wrote my name and rental dates at the bottom of the form, and it was rejected for being "altered." Huge red flag.

The first form that they thrust at you before you even see the rental application is an agreement to pay a finder's fee of half a month's rent. They charge this whether or not they "found" you. This fee is unlawful. Massachusetts law Chapter 186,
Section 15b says:

(b) At or prior to the commencement of any tenancy, no lessor may require a
tenant or prospective tenant to pay any amount in excess of the following:

(i) rent for the first full month of occupancy; and,

(ii) rent for the last full month of occupancy calculated at the same rate as
the first month; and,

(iii) a security deposit equal to the first month s rent provided that such
security deposit is deposited as required by subsection (3) and that the tenant
is given the statement of condition as required by subsection (2); and,

(iv) the purchase and installation cost for a key and lock.

In addition, they'll cut corners re: maintenance in any way possible. A user of Craigslist recently posted:

"I was doing some work on the side one summer and helped paint Kamins apartments on August 30th, September 1st.. and let me tell you. 5 people would get together and paint a 2 bedroom apartment in less than 30 minutes.

I was the bathroom and kitchen guy with the 3' brush who painted in the corners and the baseboards and top of the walls. I was told to paint over everything. I painted over boogers.. scabs... cockroaches... food debris... blood. I was told to just paint over it all. They didn't care and didn't bother having the apartments cleaned first."

If you know what's good for you, you'll stay well away from this company. Read through all of the reviews on this site before submitting that application.
