Hi, I lived at the Avondale for 1 year and moved because of high rent for what I was getting, and excessive noise.

GOOD
There were always parking spots within a manageable distance to every building. They keep the snow cleared. The mailboxes are big enough for 2 textbooks. The office personnel were very kind. They have extermination about once a week available to the apartments that report roaches. With multiple move ins/outs per month, the roaches that I saw were gone after 1 extermination. The inside of my apartment looked pleasant.

BAD
It can be a noisy place depending on your neighbors. I had a noisy neighbor upstairs and loud yappers and yellers outside my windows. The walls were fine. The noise was muted when my adjacent apartments were loud. Cops visit often. Watch out for the Ashland PD. They told me there are no big problems and I'd like the place. In the year I was there, I saw cruisers visiting my building about 5 times and came home twice to a pile up of cop caps blocking the only entrance to the complex. It was a bit comical to see the SWAT team put a woman in a paddy wagon though. I took 5 cold showers that year and they seemed to be in no rush when the boiler finally gave. There are kids playing in the parking lots because there's nowhere else for them to go. There are good reasons to drive near the posted 5 mph. My AC was weak and noisy. The new dryers sucked because the vents weren't maintained. Freight trains cross a mile away and you may hear their horns.

DECEPTIVE
They entered my apt almost once per month to "change the air filter" and/or "check the fire alarm". The maintenance crew can be a bit shady. Hallway carpets and the halls were painted but loud / tricky / otherwise faulty public doors weren't fixed. They replaced the laundry machines w/o making sure everyone knew and would not refund my balance. There is a fine for not returning your laundry card when you move (I don't think that in the lease and wasn't told when I handed in the keys).

FYI
Chestnut St is actually somewhat busy. Traffic can back up a bit in the morning (northbound) and trucks regularly brake and trailers bounce right past Avondale. Residents in the 2 buildings close to Chestnut will hear it. The State Park can be easily accessed year round from 2 paths on Chestnut St just south of Joanne Dr. I jogged around the reservoir twice. The terrain is difficult for running, and above beginner by mt bike. There is 1 large dumpster that can get full. Someone drove into my parked car one night...what do you mean that's not relevant'
