One of the noisiest apartments you can conceive of. If you value getting a good nights sleep beware of this place. The walls are paper thin, you can hear neighbors conversations, TV and video games at a very irritating sound level. Sound proofing is nil in these buildings many of which were built many many decades ago.
Rents are astronomical for buildings that essentially are crumbling. They spend lots on the parking lot and lawns but they never tell ya that the constant spreading of insecticide/pesticide is giving cancer to our pets. No they are not really pet friendly in spite of their claims.
Plumbing is a gamble. You may find your kitchen flooded or your bathtub overflowing from ceptic backup in the morning. They ll fix it but they wont repair it so that it does not happen again. Thats a big problem in my opinion.
Horrendous insulation and egregiously high heating bills in the winter.
A very over priced very noisy place. For the good life look elsewhere.

I've lived at Folly Hill for the past five years and I've seen the good and the bad but you really need to consider the variety of people who live here. Negative people will most likely feel it's a negative experience. I've never had a problem since living here ... and the rest is by far the lowest on the north shore. The management does its best to keep up with the older buildings but they are clean and pretty well kept. Yes they do put a lot into the grounds (apparently it's more than they put into the buildings themselves) but it's also the tenants responsibility to bring issues to the attention of management. Things are what you make of them .... The area is safe, the grounds are well maintained and for the price, you can't beat it. Consider the source when reviewing any negativity! It's not a palacial estate, but again, it's a very good deal, clean and they allow pets.

Are you kidding me!? It is not the cheapest on the North Shore by far....I could have gotten a brand new place in Salem for $300.00 less a month! They were very expensive, and did not respond to issues. I brought my issues to management and nothing was ever done.

I lived at Folly Hill 4 years ago and my experience was so-so. The problems I experienced were split 50/50 being caused by other tennants or by the two-face behavior of the rental office management (which has since changed at least once since I left). Now mind you, I did have good experiences and relationships with other tennants. My advice to anyone renting is to op for a top floor apt on the first driveway; the closer to the entrance the better. Does anyone know the management company that managed Folly Hill in 2004?
Going forward, if I was to rent there again, I would organize a renters association. Such an association would give the renters a voice. Problems would be tracked and thus fixed rather than patched up.
Hope someone can offer me a list of Management Companies, say going back to 2002.
