I have decided to post this here, because so far after talking to the apartment community officials, or writing complaints on their online contact us links hasn't produced any results.

I moved in on August 19th. I paid the first month's rent at the office and I was told that I have two choices for paying rent. 1) Pay online on Avalon Access or 2) Drop a check in the mail and send the payment to the office in Virginia. I don't understand why they don't accept payments at the leasing office like all other communities, but I thought well online systems are fine at first. Not so.

On the 1st of September I logged in and tried to pay my rent. However Avalon considers rent payments scheduled on the 1st of September late payments. So I pay $35 late fee, for no fault of mine. No one told me about this when I signed my lease. I spoke to Christine about this as well, and essentially even though it is now October, I never heard back about my complaint.

How is the community on the whole' Not stellar, just average. The arrangement of the buildings is strange, making it hard to drive through when you are parking. Turning in from Concord Road isn't the most convenient. You almost share a patio with your neighbor in many cases. There is a tiny separator between homes. Walking gingerly also produces noises, and my downstairs neighbor complained that I was making too much noise, even though honestly I am among the quietest people I know. I don't run around in my house. The payment system is my biggest turn-off. I wouldn't even mind dropping a check on the last day of a month at the complex.

Positives: The maintenance staff is quick. I've had to file a couple of requests so far, once when hot water suddenly stopped and once when my fridge wasn't working right. My neighbors are all nice and friendly, regardless of nationality. The rent itself was lower than most places I looked at. The house was spotless when I got it. There is storage space in the attic. The apartment complex managers are polite.

FYI...charging late fee is illegal in MA when you are not 30 days past due...just deduct that "fee" from the next month's rent...google is your friend

the free is a fee for using a credit card payment i just got charged it - it has nothing to do with being late
